What I've done in my area is look on redfin for properties that are fixer uppers and contact the listing agent and build a relationship with them because they may give you a heads up when they get more. I also look for properties that were flips and contact those listing agents too.

What I don't understand is why are there Triplexes in my area (Los Angeles) for like $900k when there are three units with 2/2. 2/1. and 1/1 and rent for these will be around $2500, $2100, $1600 income of at $6200 a month not including utilities and the mortgage is like $8,000 a month. You mentioned something about real estate clubs. Dont know if there is one in my area but i would love to find one or maybe even start one we have bought our last home at a tax auction and i have never seen so much money thrown around and those are the people i want to talk too. To learn more there was only about a 30 g profit margin on the home we bought after the repairs but its something that intrigues me. A avenue that i belive you didnt mention was going to the home owner before they lose it to a tax auction and offering them a small bit of money before they lose it as long as i can make a profit and help them out before the gov takes it i would be happy i know you would have to be more diligent with leans on the home then but its something i think may help me find them for a better price any ideas on this

It really upsets me when these investors say use the MLS for finding great deals ... this makes no Danm sense, the MLS will be listed by agents , agents are working with sellers, sellers are looking for the Highest price, and agents are looking for the HIGHEST PRICE ALSO. The only time it makes sense to look on the MLS is when it’s been on the market for more than 90 days , then you can go and negotiate, other than that guys your wasting your time ... but great content I can’t lie he gave us some great nuggets

e K coming from someone from upstate NY I would recommend just saving up and then moving further west to invest. The off shore markets are booming right now with cheaper prices, better weather and high immigration away from the coast, which means their markets are likely to continue rising for years to come. We're seeing the same thing over here in sacramento where San Fran bay melinneals are migrating inland in huge numbers. The other downside to upstate NY is that even though asking price is lower, the state taxes are still disproportionately large and will cut into your earnings. Your expenses for things like lawn care/weather related expenses are also going to cut into earnings as well
