My dad grew up in Kearney, then his sisters ended up in Liberty & we ended up in Parkville, where I grew up in the 1960s & 1970s. I was a northland girl my whole early life. I've been in AZ since 1991. The house my parents bought on Main St Parkville cost $30K in 1961. They sold in 1977. But the house recently sold for over $450,000. You all should let people know property taxes higher in KS than in MO. You forgot Gladstone, which is also HOT. My ex- & I had a 5 acre "farm" just north of Gladstone in the 80s. It was zoned rural but in KC city limits so we only had electricity as a utility. Now that land is completely surrounded by houses.

I live on acreage just north of Kearney. We like the small town feel here. We do not want to turn into Liberty. So...maybe check out Smithville or Excelsior Springs. :)

Until things burn to the ground there is nothing worth buying. Only realtors and brokers win when inflationary circumstances persist. I want to move to Bonner or Basehor really, really, really bad but everything is overpriced 40%. I paid cash for my current house on a acre lot in crap hole Raytown (Jackson County sucks). Don’t ever move to KCMO, or KCK unless you love paying extra taxes on you income. Will see what happens in 2025.
