The homelessness has exploded over the past few years. It's indicative of the drugs and lack of mental healthcare in this country. Our murder rates in my opinion are redicioulas and theft is way up too. With all that said it's a country issue not a KC issue.

It’s very segregated and has micro aggressive behavior. Everyone acts like they’re so open minded but it’s not a broad mindset at all. Most people in the city parts are from the outskirts country and they hide behind dressing a certain way but their bringing that good ol boy hatred mindset to the city. Kcmo is not a place to try to survive

I appreciate that you are sharing information about the metro because KC is great. However, your video title is misleading - it should say “Kansas City Area/Metro” since you are naming other cities not just neighborhoods within the city. Also, you say that you don’t want to encourage or discourage anyone from one neighborhood or another but you use specific language that does exactly that. “I think you could probably take your 187,000 somewhere else and find a better area.” for example would be something I consider to be encouraging someone to not move there. Also, it doesn’t really seem like you’re targeting an audience who’s looking to move to Kansas City when you say things like “our investors” or “an investor of ours.” On another note, when you are providing statistics about anything, it would really help your credibility if you also provided the source of the statistics and the time in which they are based. As I’m sure you are aware, neighborhoods can change very rapidly from year to year so if the stats you’re providing her from three or four years ago, for example, they might be completely irrelevant. This can be especially true for the smaller neighborhoods that you mentioned since development can drastically alter the population and therefore the rate of crime and probably also the median price of a house. Again, I appreciate you all wanting to share information about the area and I’m not trying to discredit your efforts, but I think that you could do a better job at a few things.

Great representation guys. We moved to Kearney 7 years ago from Gladstone. Only 20 miles but Big difference. My husband and I are born and raised in Kansas City(KS side). We moved North(MO) after high school. The schools here are excellent. Our youngest was in 8th grade when we moved here. The schools were very highly ranked at that time. Big lots and lots of land as you stated. Lots of ponds, nature walks, lakes and beautiful country views. It took me a long time to adjust to a small town. There are pros and cons everywhere. Now I really do Love it. No HOA is a big deal for me as well. Yes, everyone is very polite but I feel like our entire Kansas City area in general are very polite and courteous. We do have a big grocery store and lots of small town awesome businesses from coffee to boutiques. I’m happy to be settling down here.

We live in the western part of Independence close to where 40 Hwy, I-70, 39th St. and Sterling Ave. all converge. The area seems to be headed in a not-so-great direction. Lots of noise. Lots of folks with LOUD "boom" cars, loud motorcycles, and un-muffled cars. Wanting to move in the near future. Seems the farther east you go, the better the areas become.

This house has some major strikes against it. #1 it’s up north, #2 the lot is horrific absolutely not a true golf course view (stereotypical realtor lie), #3 it’s pushing the price. For the location probably worth less than 1.3.

I have lived in Shawnee, Olathe and Raytown (now I live in Los Angeles - no snow). I didn’t like Raytown. It has a weird layout and seems tacky. Olathe is really nice. I really like Liberty. Regarding Bonner Springs, you left out that the Azura outdoor theater is there. I saw Tom Petty and the Heartbreakers there when it was called Sandstone about 20 years ago. Perfect concert.

The double dippers, those retired from the military (Commissioned Officers ) and now sponging off the federal government who get jobs laid in their laps are the only ones living good here. Many of them will talk over you not to you trying to impress on you that they are college educated and thinking they know more than you without knowing a thing about you. Sickening to say the least. Their wives are the worst. Arrogant with an attitude that they personally think they are important some how. These wives think that you are here to serve them. I seen it so many times when they have a car accident the first thing out of their mouths is their husbands rank and name thinking it will get them special treatment by the police.

I live in Lansing right next to Leavenworth. Leavenworth has two faces, day and night faces. Your good to go during daytime hours but, when the sun goes down watch out since the drunks, drug users, and mentally ill are on the prowl. When my kids were learning to drive I took them out at night time on 4th street and showed them how to spot the drunk drivers. I have had a gun pulled on me twice in Leavenworth while minding my own business. My father lived all over the world and he told me that he has never seen so many degenerates in one spot anywhere. I think so much inbreeding has caused most of it.

@@livinginkansascity7117 For the most part it is ok during the day. The night life is somewhat dull except for the bars where I have seen knife fights. One bar owner had such a bad fight involving many folks that he fired a gun into the ceiling of his own business to try and stop it. I have seen hit and runs right on 4th street.at night, usually drunks. Watch Lansing where I live it is a speed trap.

Part of the charm of Prairie Village is that the residents are *not* all that wealthy. If they had more money it would probably be a less friendly place. 100K sounds about right to me, and that would include a lot of two-income households where spouses earn about 50K each. It is within reach of ordinary people if they are well-organized.

I know all about expensive suburbs of KCMO and believe me they are high but I live in Kansas about sixy miles South of KCMO and the houses down here aren't cheap. Maybe not as expensive but not cheap either. About the most expensive suburb that I know of would be Mission Hills. I lived in Prairie Village between 1972 till 1990 when my family and I moved to Linn County. Even then Prairie Village wasn't cheap and it's worse now. The house my parents bought in 1972 cost about $22,000.00. Today that house cost over $300,000 and has been empty for over five years that I know of. Last time I looked it up the exterior was a horrible shade of grey and some of the interior has changed. And with the high interest rates of today that's a ridiculous price. God bless.

came from Houston Tx area to fort riley due to military. now we are thinking of moving to kc or near Branson mo. we took a drive to Branson and love the scenery, however as a truck driver im sure it'll be hard for work as it is over near fort riley. any suggestions on videos to look for? not much videos comparing the two.

Until things burn to the ground there is nothing worth buying. Only realtors and brokers win when inflationary circumstances persist. I want to move to Bonner or Basehor really, really, really bad but everything is overpriced 40%. I paid cash for my current house on a acre lot in crap hole Raytown (Jackson County sucks). Don’t ever move to KCMO, or KCK unless you love paying extra taxes on you income. Will see what happens in 2025.

Earnings tax only applies if you live or work within the city limits of KCMO, which means if you commute to the city for work, you will pay the tax regardless of which side of the line you live on. Also not true that vehicle inspections are required every other year as most newer vehicles (less than 10 years old I believe) are exempted and even older vehicles that require an inspection are only required every 2 years if you get a 2 Year tag. If I recall Kansas obnoxiously requires you to renew your registration every single year and if you bring a vehicle out of state, requires an idiotic “title inspection,” because they evidently can’t give full faith and credit to a valid title issued in another state. Property taxes also higher in Kansas, and unless they changed it, taxes your groceries at the full sales tax rate as opposed to reduced sales tax rate on groceries in Missouri. KS also has outdated liquor laws. I believe KS, like MO, also charges personal property tax but don’t remember. I’ve tried to blot the 18 months I lived there from my memory.
