Provided for by IRS Revenue Procedure 2000-37 (Rev. Proc. 2000-37), reverse 1031 exchanges allow exchangers to purchase a replacement property prior to selling a relinquished property in a 1031 like-kind exchange.

I was thinking of doing a reverse 1031. After first few minutes of this video I was like .... "fuck it I will pay the damn taxes" :). The video is very effective.

why wouldn't you just set up your own LLC from the start and not go through accruit? Seems like there is unnecessary complexity but bringing accruit into the mix.

Not sure if you are still monitoring this..... What if the home does not sell in the 180 day window? Can XYZ LLC be Quit claimed somewhere else and then just use a forward exchange?

I sell the property I own and get the cash for the sale. Why can't I just go buy the property I want with the money without having to form an llc?

Can you do this after the fact? Customer owns the home now (purchased in July 2020) and now just sold home in May 2021.
