Love your video. Not sure if personal postal mail of any kind even if its junk mail such as " we buy ugly houses" adds there should be absolutely nothing with a name, not even someone's elses name.

Thank you so much! 😊 You're spot on-keeping personal postal mail, even junk mail, out of sight is key when selling your home. 📬 It helps create a clean, neutral space that allows buyers to imagine themselves living there without distractions. Great advice! 🏡✨

So true on hiding medications. My 86 year old parents were recently interviewing housecleaners, so II went over there, and sure enough, all their meds were on a big lazy-susan on their kitchen table.. 🤦♀

You’ve highlighted some really important points! 🏡 It’s crucial to remove irreplaceable personal items, secure cash and passwords, and be transparent about home security cameras. Disclosing deferred maintenance and being flexible with viewing times can make a big difference too. And of course, pets and their belongings should be tucked away to avoid distractions. 🐾 Thank you for sharing these valuable tips! 😊

As a stager, I always recommend removing knife blocks, guns, baseball bats, fireplace pokers or anything else that can be used as a weapon. Protect your realtors that may be visiting a home with a stranger.

@@AlexBrandau everyone knows open houses are for the realtors to increase future prospects. Very rare these days a house sells quickly if at all and especially at an open house full of tire kickers.

One house we looked at had a huge very old dog that was in such bad shape it could barely move. It was horrible because the dog laid at the front door and when we came the realtor had to push on the door to move the dog so we could get in. She didn't know that was why the door was so difficult to open until we were in. And then when we left we had to push the stinky old dog out of the way. Of course we were not interested in this house at all.

The not wearing booties is just not doable. We have a brand new carpet that is placed to help sell the house. Shoes can really make the carpet dirty. When I go for a showing, I ALWAYS wear booties or take off my shoes. What can I do, as I am getting ready to sell a home?
@AlexBrandau8 ай бұрын
Well, sometimes the best practices are not an option. When that is the case, you just make your best effort anyway. We often suggest our clients have their homes pre-inspected. This helps with the process and makes a smoother transition. If you find repairs you can do that in your timeline and with your vendors. When you have completed the repairs, you can have confidence that there are not any " deal breakers" looming in your future buyer inspection.

See if you can get some “sticky bottom” socks like they give you in the hospital. Less likely to fall and create a liability issue but still keeps shoes off carpet.

You're absolutely right! A clean, fresh scent makes a big difference when selling a home. 🏡✨ Try using natural air fresheners, baking soda for carpets, and keeping windows open for ventilation. Essential oils can also add a nice touch without being overpowering! 🍃😊

Do we really need to sell faster?
@AlexBrandau8 ай бұрын
Well, most people I talk with want to know how to sell with three critical things in mind. They want to sell for the most am out of money. They want to do it with the least hassle in the shortest time. Often, these three things have an impact on each other. We are happy to work with clients to achieve their goals no matter what. It is essential to share what the market is doing so you can make the best decision for you! Thanks for the comment!!!🎉

@@AlexBrandau The problem is when houses sell for more, the buyer has to pay more, and they can't afford it. Also taxes go up and realtors make more money. It's time to lower prices of houses.
@AlexBrandau8 ай бұрын
Tha ks for the comments! Housing affordability is always important. Historically most real estate continues to increase .in value . Each market is different yet I’m certain that if price is your primary focus there is an option in your market!! Good luck 🍀

@@diana6842 I find that realtors are pressuring me to sell it fast because that is what leads to their getting their commissions.

Things not to have in your house: art / objects / books strongly associated with a particular religion, ethnic group, LBGTQ+ etc. Controversial art. Political items. Military items, including war trophies, insignia, uniform parts, challenge coins, ballcaps, coffee cups, flags, military musical instruments, art, books, etc. Anything related to fandom, no matter what sort of fandom it is: comic books, sports, science fiction, board games, etc. College material, including items with your alma mater on it, fraternity / sorority stuff, etc. (buyer might hate the school you went to, hate fraternities / sororities.) Items associated with 'secret' societies such as the Masons, Eastern Star, Odd Fellows, etc. (there are plenty of people who hate these organizations).

Thank you for sharing your thoughts on this topic! It's true that personal items, especially those tied to specific beliefs, hobbies, or organizations, can sometimes create a strong impression on potential buyers. 🏡 A neutral, clutter-free environment can help buyers envision the home as their own. 😊 It’s all about creating a welcoming space where everyone feels comfortable! If you have any other tips or questions, feel free to share! ✨
