I agree with almost all of what you said, Especially the open shelving - what were people thinking? Messy and gets dirty too fast.

It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.

If you need advice, consider speaking with a financial advisor. Don't get me wrong, you can do it on your own, but financial advisors have a lot more knowledge and expertise in this area.

Classic never goes out of style: Real marble, soapstone, wainscoting, iron railings, white walls, dark wood floors, black iron, real brass or polished chrome hardware, a neutral palette and continuity throughout the home. Trends come and go, and you can add personality, style and color with rugs and accessories as the seasons change, but always keep the bare bones basic, high-quality, neutral and timeless to be effortlessly au courant.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I’ve had granite in my previous homes and it’s absolutely fantastic and durable. I have granite in my bathroom now because it was already there when we purchased our home. I’ve been wanting to remove it but never really got around to getting it done. Well, I recently decided not to and I’m so glad I didn’t! I’m considering adding granite in my kitchen. So I totally agree on not discarding that material as a choice! 👏🏻

I hate those handles, too! Such good advise. Guess what? Our buyers got a cash buyer and we have their $10K earnest money and their buyers put down $8K and we are closing early on 11/15, God willing and the creek don't rise! You have totally gotten us through this, such a great help, from prepping to staging to selling. Thank You!

I repainted my grey bedrooms with Benj Moore, White Dove and it looks great. Makes the space look bigger, bright and super clean. I do use shiplap in this beach property because it blends well with the natural surroundings. While shiplap and plantation shutters may no longer trend with the masses, I think it will always have a place in coastal areas.

I am so glad I went with my gut and had light grout with our creamy white subway tile! Our installer suggested the dark color (2 years ago). I looked at pictures online to make my decision. I felt at peace when looking at the lighter grout. Thank you for the list overhyped trends!

Always excellent advice. I have those handles everywhere! But I love them, despite , yes getting caught on them now and then. Love my granite countertops, easy to take care of, heat resistant, stain resistant etc etc. hate plantation shutters for the same reason you do, blocks light, but in Houston highly necessary for keeping the heat out when sun bakes on the house. If I open them the AC can’t keep up. I will open them for selling the house. And pay a higher AC bill, 😂😂 you are wonderful.

Finally someone is saying out loud, that open shelving is dusty and dirty. I having been having heart failure watching so many nit wits ripping out perfectly good cabinets, only to put up work intensive dumb open shelves.

If you have large rooms, open shelving can work. HOWEVER, having everything exposed in small rooms makes the rooms smaller by looking cluttered.

Trending is just today's substitute word for fad. What it means is that whatever is in style today will be out of style soon. The good thing is that if something is a fad, aka trending now, and it helps sell your home then you do it. As a seller you're not concerned about the long term effects it has on the buyer. You're the seller and if it brings you more money in the sale of your home then you do it. Plain and simple.

Love your frankness. I have c. 2015 custom shaker cupboards in…white. Backsplashes are white subway with white grout. Walls are…white! So I recently changed some overhead lighting to ORB and added an ORB sconce, all from Amber Interiors. Floors are dark wood (throughout house) and island is dark green (we are surrounded by green woods and grass outside). I hope these will be good changes for future sale. I hope I’ve done the right things to warm up my 2015 white. 😢

Open shelving was never good to me. I am old and practical. I believe that classic styles will always have some appeal. And I live in the East Coast where trends are probably more conservative. In our case 2019, the cost of a slab of granite to be much more cost effective than quartz. We got a beautiful piece. It had veins of blueish gray, beige, and more. I used a dark blue subway tile back splash. The group was a darkish grey. The walls are a warm very pale grey. I fought against the grey and couldn't find a decent color palette. I finally gave in when I realized I had a real stone fire place made of local field gray stone. It was literally the elephant in the room. So I gave up and incorporated gray, slightly.

This was fun and I love knowing these trends are moving along. Now if you could only get ppl to ADD COLOUR. I lived through the Scandi/Nordi trend, MCM, teak, tweed etc. and off-white/ivory and naturals everywhere the first time so not for me. I am DYING for colour! I want it Christmas all year 'round. lol, my house for sale is all up to date electrical, plumbing, insulation, ductwork. If someone doesn’t like it because of the grey floors, their loss. Never thought I would sell so I remodel strictly for me. I agree with a lot of the styles you mentioned but in my price range most people buy and make it their own. Great video'

I truly appreciate your perspectives on changes needed in homes, but my issue is that I actually do live in a farm house in the country, with a Craftsman decor. I think some styles will hang on for much longer depending on location.

Great advice! It's funny how things go in & out of style, then back in & out. The only thing I haven't seen do a comeback is avocado and/or harvest gold in the kitchen :-) And granite has been the best countertop material in my hard use experience.

Hello there again! In historical home you need to keep with the style. I would keep it as original as possible with some higher end products. Don't cheapen the gorgeous home with trendy "stuff." I love historic homes. Happy to help...and thanks for your continued support.

I always cringe when HGTV Hosts say that Quartz is indestructible. As you pointed out, far from it. They also sell it as a natural stone. While it is made up of crushed granite, it is filled with glues. Ergo the reason it is can "burn."

Quartz is made with acrylic. Glue can be anything. Throwing out loosey goosey inaccurate terms is counter productive.

The problem with decorating a PERMANENT structure like a house using TRENDS is that trends, by definition, go out of style. Truth is that beige wall colors, Shaker cabinets, and plain white slightly irregular subway tiles are CLASSICS that never go out of style. TV shows and KZbinrs pushing new 'trends' are only making things worse. You should be defending these classics.

Hello there! I think you make some great points. My problem with beige (and any color really) is that when I say beige, most homeowners go with a very darn saturated beige that looks dirty and drab. Beige is a great color...I just wouldn't go too dark. I am doing the video for home sellers...not long term home owners. Shaker cabinets are classic...can't disagree with that. Most the time I see cheap horribly crafted shaker cabinets. High quality shaker cabinets are alway in style. However, I wouldn't try to skimp and get the cheap stuff. It never pays off in my experience. I am a classic girl. When selling a home I am always going to recommend the classics. Just be careful in going too dark...and too cheap. Just my opinion.

I agree. And I think super gigantic curtains (ceiling to floor...and puddling - ugh) are a trend. Five years from now they are going to look so dated.

Unfortunately, when selling or buying its what is in today.. tomorrow it has changed. Don't wear white to a funeral and don't do your home to please a picky buyer if selling. Do your finishing for the long run

Yeah, especially the part about quartz chipping. When I put in quartz a couple of years ago I did tons of research on the different materials and not one mentioned chipping. A couple of weeks ago I found a very small chip by the sink fortunately you almost need a microscope to see it. Another thing about quartz I hadn't heard is that it isn't a matter of just wet a rag and wipe to clean. It may take some elbow grease for liquid spills. Barkeeper's Friend is great for those.

I have a question. I need to remodel our primary bathroom. Our 1989 home has all the original solid wood golden oak cabinets. I don’t love the cabinets but the house is cohesive. My first thought was to get new cabinets in medium walnut stain in the bathroom and vanity area. We are in our 70’s and even though I would love to redo our kitchen and formal dining room, reality is I probably won’t be able to do so. So my question, which shall I do, replace bathroom with cabinetry that I want or leave the cabinets, change, knobs and new countertops to keep all home cabinets cohesive? Thank you

Our only 6 yr old new home has medium color natural brown cabinet doors that are not full overlay. We are very handy and are thinking of replacing with a full overlay door with soft close hinges. We don't want to do anything that will negatively affect selling in the next 3 years. I live your candor and value your opinion on this. Thank you.

I had a black walnut butcher block island and I miss it so much. It was treated with an oil, only had to retreat every six months. My kids spilled koolaid on its, it took red wine regularly lol. For butcher block it depends on the wood species, it was a lot harder than some marbles and softer stones.

flat panel kitchen cabinets rarely look good if ever because they come off like the office break room in the worst way possible. Shaker panels at least give texture and depth to an all white kitchen. just add brass handles.

You're just right on all of it. I built our home and just wanted longevity and practicality-will I have to sweep, dust, clean, maintain that in any way-do I really want it? So glad I never invested in trends or keeping up with the Joneses.

Could u do a video on timeless transitional style for kitchen, bathrooms, and flooring? These are the most expensive investments and we cant simply change with the trends. Would love to find a granite that has a light, calm , clean pattern . I wont do anything that is porous!

Granite IS porous, but they're small and it can (should) be sealed. If you've ever seen granite that gets darker when it gets wet, then lightens back up when it dries out, that's because it's not sealed and is absorbing the moisture.

We're painting our home interior pure white. It just goes with everything, and we like it. We have grouted ceramic tile in the kitchen and bathrooms. Do people like ceramic tile these days? Thanks! 👍👍👍

There are some nice ceramic tile choices but the shape (NOT SQUARE) makes it look more high end.

Audra, wow that was a lot of helpful material in a short vid. The new builds seem to have been taken over by HIGH contrast white and black. Sterile and lifeless. The white kitchen cabinets are all the rage, for sure not my taste. Like an operating room, if someone removes spleens from their guests it may be practical. The bright white is contrasted with black everything else, including artwork. Ugh, it feels like my retinas are under assault. My homes have flat white paint in common spaces. And the white paint is best if rose tinted, not green, etc. Warmth is key. Your a superstar sweet Audra, thank you for sharing your talents with us.

Fantastic video🔥🔥! I have incurred so much losses trading on my own....I trade well on demo but I think the real market is manipulated.... Can anyone help me out or at least tell me what I'm doing wrong??

Trading on a demo account can definitely feel similar to the real market, but there are some differences. It's important to remember that trading involves risks and it's normal to face looses sometimes. One piece of advice is to start small and gradually increase your investments as you gain more experience and confidence. It might also be helpful to seek guidance from experienced traders or do some research on different trading strategies.

If you are trading without a professional guide... Ah, I laugh, because you will stay where you are or even suffer huge losses that will prevent you from trading, this has been one of the biggest problems for new traders.

I get the no signs and lots of farmhouse stuff if you're selling your house. But, for those who aren't moving, if you love it, go for it. It can be done in a timeless manner. Also, Shaker cabinets are not going out of style anytime soon.

Hello there...I am not in love with track lighting..it just depends if its an eye soar. If it kinda blends it, you should be fine. I another fixture would make the room come together, then perhaps you invest in a pendant. I would check with your trusted realtor. Just don't go too crazy.

I need practical, beautiful and timeless. I have had white cabinets and black appliances/hardware for 10 years and I just don't love it anymore. With white walls, it's simply too much white and I'm constantly painting or decorating to try to find the right balance. The black appliances show every finger print or smudge and never look clean. But I love my granite countertop. It is very durable, it doesn't stain or chip easily. I also do not want laminate or LVP floors in my living space. For me, it will be brown wood floors & cabinets, white walls, white granite countertops, stainless steel appliances and nickel hardware/fixtures in my next home. And, I also agree, no more signs.

The strongest material for countertops is not quartzite or marble (actually marble is relatively soft). The hardest material is sintered stone. So hard in fact you can use sintered countertops as a butcher block and cut food right on it. You can literally drop a slab of sintered stone and it won’t crack. It’s not porous either.

What do chips in quartz look like? I love granite still! I would love to see a whole video on counter tops with photos or videos for examples. Fixtures, draperies, flooring, etc.

Well, I think I will do a video on this topic...people seem to like it. Regarding the quartz, i have small chips around the corners. It annoys me. However, I know the problem will vanish as soon as my son is out of the house.

When you do the counter top video please show examples of the granites you think are timeless and classic versus those to avoid and also I’d like to know what type of window treatment for a sliding glass door in a kitchen would you recommend for cleanliness or ease of cleaning? I did Sherwin Wms White Dove on my baseboards, it was too yellow we had to repaint them. Also whoever built our house had white tile with charcoal grout. A decorator said it looked,like paper grids.

I hate my dark granite counters which came with our kitchen. Easy to break glassware. Not totally black but dark enough to suck up all the light. Only good thing is the heat resistance, but total effect not good for our busy family.

LOL, I was laughing about the handles! My pockets get hung up on them all the time, so annoying! I put a granite counter in my bathroom, if you have a smaller kitchen or are doing a bath counter you can get scrap granite slabs for cheap!! I paid like 200 bucks including the install!

Just happen to stumble on your website. We were getting ready to put our home on the market but had to stop temporarily. It was good for my hubby to hear,, UNCLUTTER, he's a procrastinator. Says we can't move in 30 days if we have to. I say NO we can't IF you don't start dealing with your CRAP today. We had an issue with deeds to our property in GA so it's gone into the court system so have 4-5 months to declutter and freshen up our home IF I can get him off his you know what. Thank again will save your videos for viewing again soon.

What are the best exterior paint colors for the dark PNW? We will be repainting next year. Neighbors have dark gray, green, navy, and white (with medium blue trim). The brick on our front fireplace is reddish with a touch of plum.

I installed butcher on my island and it's gorgeous. I don't prep food on it. I have a butcher cutting board that is my food prep workhorse. It's holding up well. I do oil it.

What about Corian. It's come a long way. It's NON TOXIC and you can put your hot lasagna pan right on it with no issues.

For marble in the bathroom, seal it before grouting marble tile. Your installer may not know you do their m Otherwise, the grout will adhere to the marble and it will be impossible to remove the spillover. Ask me how I know.

I never update my house that much other than to buy different pictures, pillows and accessories from time to time. It’s just too expensive to update (new kitchens, bathrooms, etc) and styles change every six years anyway. I’ve learned to be content with what I have.

I still hate quartz and I’m going to put it in on a new kitchen. UGH! I love granite! Still my favorite kitchen counter material. But I’m told it’s too old fashioned. Quartzite is nice but very expensive

I think the biggest issue is that people go overboard with trends - doing EVERYTHING in the the trend - in every room- rather than adding a few elements of a trend here and there. That’s what I do - take a few elements of a trend I like and incorporating it into my spaces. It’s easy to live with and very easy (and pretty inexpensive) to change up. Thanks so much for the great info!

I have that orangey wood all through my house. I didn't go with the white I liked the best because the sample didn't look right with the wood. I choose Greek Villa from Sherwin Williams. Never buy even a white without bringing the sample into your home to see how it looks.

About 15 years ago, we put solid Brazilian teak floors throughout our home - even through the kitchen. It's held up so well, but it has a bit of an orange look to me. We're getting ready to put our home on the market, so I hope prospective buyers aren't put off by the color.
