Are there any regulations in Jamaica that govern the qualifications of contractors (General Contractors, Subcontractors)? If the local municipality accepts designs from both an Architect and a Draftsman, what is the difference between the two professions? Do you have a current list of Land Surveyors? Suggestion: Two schedules should be prepared-one for Pre-Construction and one for Construction, with all activities cost-loaded and combined into a single schedule-prior to formalizing any contracts."

Hi Thanks for reaching out. The new building code act will address the regulation for contractors. At the moment only Contractors that require work with the government needs to register with the national contracts commission. The draftsman is not a certified architect but it someone who is able to prepare drawings as well. If your building is under a certain square footage then the Parish council will accept a drawings from a draftsman. For bigger square footage (I believe over 3000sqft) then an engineer needs to stamp drawings. Agree on the schedules of work.

Would you get the QS after or before the plan is drawn myself will be building soon i intend to finish half the project now so the QS should be for half right?

If you get the QS before the plan is drawn he could give you preliminary cost estimates to assist with tailoring the design to your budget. I would suggest you get the QS to do the entire house and prepare the document in two halves
