@@alexkerrmortgage one thing on the EPCs: a full certificate also has the square metres in the property, which is a nice way to know what you are actually buying. I'm not sure if the full cert is publicly available or if you can just get the truncated version though.

Hi, I am not an expert on builders warranties I am afraid, but I would certainly check through the terms of the warranty to see what it covers. I doubt Japanese weed...

There is a lender currently offering a 90% deal once you have been in the UK for 2 years. However this changes a lot. In your current status you would likely need a higher deposit. When you are ready to look for properties, get in touch for a free chat and we can check options. Alex
