If you're first time buyers like us you might be wondering how to buy a house - I know I was!! This video will show you everything you need to know about the house buying process from start to finish, including mortgages, help to buy, new builds and more!
We have been documenting our first time buyers house buying process on my channel and lots of you have asked for a guide on how to buy a house * disclaimer - I am not a financial expert, this is our house buying process and experience for us, so it will vary depending on your situation and your financial situation - we are first time buyers and I will chat through the help to buy briefly, as well as new build perks and negatives.

We have been looking at buying a new build home so a lot of the process is buying a house using the help to buy scheme but we are looking through the normal mortgage process so I will be showing the documents you need to take with you to the mortgage in principle meeting.

Very informative vid. When we bought our house (we had bought before so we should hav known) - the walls everywhere were lovely and smooth and painted perfectly lol; we moved in and the pictures frames had all gone - they were hiding holes of bad DIY EVERYWHERE!! When I next buy a house I will ask for all frames on the walls to n taken down in 2nd viewing. Beware!!! Xxxxx.

It’s really interesting to see how it’s worked for you. We didn’t have to show bank statements at all for our mortgage, with one of us self employed and one employed. For my boyfriend who is self employed he had to show 3 years end of tax which thankfully we’re all very similar: then for me being employed I only needed 3 months payslips. It’s amazing how different everywhere is with what they need to see from you. We’re just waiting for the solicitors to sort out questions then it’s time to pay for everything (deposit, stamp Duty, solicitors fees) and then complete: Good luck with the next steps for you guys buying. I’m very much a believer that if something doesn’t work out it isn’t meant to be and something better with be out there for you

Mortgage Loan Officer for a credit union in the US here... yes, what your income says you can afford and what you actually WANT to afford are usually two very different numbers and it’s something we definitely highlight! Most First Time buyers get excited about their preapproval amount, and it’s my job to visit with them about what they’d pay per month if they purchase up to their preapproval amount. Once you’re looking for your 2nd, third, etc house, most people are much more keen on not wanting to be ‘house broke’. I get nervous for people that choose to purchase at their full preapproval amount. Regarding documentation needed for preapproval, it’s going to depend upon the borrowers unique situation. How would you go about comparing rates of different lenders? Is there a compare the market kinda website or do you have to check each place individually?

Some confusing parts in this. Your deposit is partly linked to how much you can borrow, if are 'accepted' for a 300k mortgage and have a 50k deposit, you wont have 350k to play with at all lol; you'll have the equity the bank will loan you based on the downpayment/deposit. So you'll still have effectively 300k~. mortgage advisors can also access financial aid/loans that aren't available to banks/other people through certain underwriters - so it's always worth going to an independant advisor first, and your bank last.

Nah she’s right, if you get a 300k mortgage which is the amount the bank are willing to give you and you also have 50k deposit then essentially you have 350k to buy a house, 50k in this scenario would be roughly 14% deposit which is acceptable for most lenders!

If you do help to buy you borrow up to 20% of the property price from the government, after 5 years interest free this then needs to be paid back to them, (usually by remortgaging) unless you choose to continue the loan with interest. The mortgage is a separate debt and is paid off normally. Hope that helps

@@LaraJoannaJarvis We went for help to buy and our mortgage broker advised overpaying our mortgage (within the lenders allowance of course) and using that money at the end of the 5 years to pay the government back.
