What strikes me about this video, Elisa, is your passion for your work. It really comes through and I think it is a big part of your success. You love what you do and you are so good at it. I honestly was a little afraid for you on this one as the house was fraught with issues, poor construction, floorplan challenges and just really ugly features like those hideous dropped ceilings. But you and your team rose above all that and really fixed everything. Loved the blue paint, and agree with what you said about it accentuating the architecture! I think that taking the wall out and opening the kitchen was a good decision but you'll catch hell from the craftsman purists. What you did with that crazy addition, the weird sunroom, adding the ensuite to the master....it is truly transformational and I couldn't have imagined it could look this good. Congratulations and I hope you'll take on other classic homes like this one. I look forward to Sunday and the release of your latest project!

Beautiful update on that home, restoring some of the original ambience for modern homeowners. Uncovering the original ceilings was a true marvel. Regarding two doors on the bedrooms, I personally have concerns about potential children's bedrooms having access to the outdoors, so I definitely agree on your door decisions.

I’ve always thought your remodels are gorgeous and this is very pretty , but losing the hutch was so sad . My grandparents home was a craftsman with the beautiful beamed ceilings and a hutch almost identical to this one , so nostalgic. A pretty fireplace also . I’m sure it’s difficult to weigh all the extra costs involved with permits etc to do restorations . Your companies goal is to flip houses and have a successful business and in that you’ve done it again ! 👍🌿

"And if you didn't like it, just click the dislike button twice" HAHA!!! I really liked your point about having to remove the built-in buffet in the dining room. I think that you were able to show the gorgeous architecture features from the ceiling more than made up for it though!!! Not to mention, the exterior architecture still shines.

I live in a very small craftsman’s. That was built in 1900. It’s only 690 ft.². Two bedroom one bath. And a little laundry room. It’s basically a square. And there are doorways everywhere :-) you can run around in a circle and go from the living room to the kitchen to the bedroom to the other bedroom to the living room to the kitchen… The dogs love it :-) I updated it, put some charm back into it that the previous owners had taken out. Baseboards, put the living room ceiling back up to 10 feet like the rest of the rooms because for some reason they had lowered it, added in trim around the windows that they had for some reason taken out of the living room. Unfortunately, the hardwood floors were too damaged, which was really too bad. I was hoping to get great hardwood floors, but oh well. I painted the outside a gray color with white trim. White trim throughout the inside and lots of great colors. I love my little house. It is solid as a rock.

I agree, you really should’ve done something with the fireplace. Now that area looks weird and unfinished. I think you should’ve found a way to keep the buffet also. It’s those unique details that make the craftsman house so great.

The laundry room is too far into the house. Not practical when we know that 99.5% is used for clothing. Adding a bathroom is a great idea. Happy New Year everyone !

The problem with 100 year old houses, is some people care about the historic aspects of them. Once they are gone, they are gone forever. Most buyers, don't give a shit. They will be happy paying 1.6 million dollars for an updated house with garbage engineered wood cabinets and click and snap flooring. As long as it looks cute the day they sign away 30 years of their money. As a watcher of your videos, I understand it.... You are a house flipper, not a house restorer. That being said, in this particular video, I feel like the parts of the house that you uncovered, and refreshed, like what was above those drop down ceilings, turned out incredible. The colors and style that you saved are gorgeous. It looks historically accurate, but also brings it current. As for the kitchen, it just couldn't be saved, and had to be done. However, the style you picked just did not match the house at all. Getting rid of the built in buffet, I believe was a mistake. I would've redesigned the kitchen area around it, that way some part of the interior charm could remain. Also, the exterior door on the inside of the house, going into the enclosed back porch, which is now supposed to be part of the house, and an inside laundry, you should've pulled the proper permits, and made it look like it was part of the original footprint. The worst part of this flip, was what you and your team did with the fireplace. I would walk right out of the showing, or your open house, just because of what you did. As a consumer, it would immediately make me question what other bad decisions you made while traversing this process.

You make good points but remember it was already really bad. As you know there are thousands of Bay Area Craftsman homes screwed up by painting over the wood trim and stone details, my personal beef. In this case Elisa’s improvements improve the livability a lot. It’d be easy for the buyer to fix up the historical detail work.

It had illegal extensions and bad craftsmanship from the prior owner(s). They did great with this home. If someone is looking for a more historic build, they would walk out almost immediately after seeing this. There is a buyer pool for everything, they sold this at a profit for a reason.

But like she said, the fireplace was a mistake. Luckily, it looks like it is just drywalled over something. Hopefully, the new owners do it

House flips means getting things done in 3 to 6 months. Wasted time means she's paying out the longer she holds the house. ie... property tax, on-site workers, insurance, ect.. That bites into the profit. It takes about a year to just get County builders permits to rebuild that illegal addition again. Each time, electric, plumbing, roofing gets added. Work stops until county inspectors come in and inspect; that it meets code. That's time delays of 2 weeks. Weather permitting. She's not there to be historically 100% correct. She's brought that house as close as can be historically and livable to today's standards. Thank you, back seat watcher!
@spongestechtips-xu1xg
@spongestechtips-xu1xg 5 күн бұрын
@@rockyroad-hq7hz 😂. "Back seat watcher". Talk about the pot calling the kettle black. Are you in the construction industry? Or real estate industry? Don't start to assume that you have any idea about my knowledge of construction or real estate, and I won't assume yours. You might want to read my comment again. All you did was clarify what I said. The point is, the prices that are being paid for the homes, although might be market correct, they are off the charts. Some buyers care, but the average buyer doesn't give a shit. All they want is to have their house look like the latest trend they saw on HGTV. Sadly, the latest trend does not equate quality. Quality, would be a proper restoration. And because it's a flip, a restoration does not make any financial sense. This does not change the fact that, sometimes, too much money is being spent on some half fast bandaid work. In this specific case, it's that laundry room, and the fireplace. 1.6 million should get you a properly repaired illegal addition, and a better thought out fireplace, or the removal of what was left of the fireplace. I will give her credit for admitting that the fireplace was a mistake.
