Foreigners may not own land unless there is a treaty or exemption allowing the foreigner to own land in Thailand (section 86). So, if it's for private use, then the answer to your question is "no"...or get married with a Thai...but if you divorce you can forget about it...you'll be left with peanuts.

Many developers will sell it to you and maintain the ownership of the land, so Leasehold. I believe it can be done for 30+30 if done so properly. As with anything, one should consult a local Thai attorney.

@N34R4T0M4T I wrote "private use" and therefore didn't describe the process using a company as "umbrella". Moreover, at least 50 % of the shares must belong to a Thai which potentially leads to the same issue and you may be left with peanuts. Unfortunately this already happened many times: people lost everything after the divorce and the same happened to those who went into a conflict with the Thai shareholders...
