I anticipate building a new home the future. Time is on my side. It's been decided we want to hire a PM or CM. I know we can offer an hourly rate. However, if we hire the PM/CM on a entire project basis. I heard standard procedure is to pay PM/CM a percentage on the materials?

Yes they should! :) 89% of buyers hire an realtor to help them buy a home so the builders would be missing out BIG time if they didn’t!

Do all builders offer a 10 year structural warranty? Are the builders supposed to?

Not “all” builders offer a 10 year warranty, but in MI it is very common for a limited 10 year structural warranty. You will want to read the fine print of any builder you’re thinking of working with.

Congratulations on your series. You’re a well-prepared presenter and subject matter expert. I’m a couple of years away from tearing down the family farmhouse and building new. A first-time situation for me. While watching the New Construction videos I keep hearing the qualifiable “New building community”. I’m making an assumption that a Buyer’s Agent would be most helpful in my situation as well. Any notable differences for me to consider?

Thank you David. I appreciate your kind feedback. As a purchaser who is building from scratch on property you already own, I don't know how much help a buyer's agent can be as realtors generally specialize in purchase contracts for land or in an existing community. It sounds like having a construction advisor who knows building in and out (perhaps has a builders license) may be more appropriate for your situation. However, if you find a realtor who is also a licensed builder, then that could work, but it is unlikely the builder of the barn would compensate the agent so the fees for their guidance or service would have to be an expense you are willing to take on. Does that help?

David McCartney oh okay! That is a great idea. I have another client that wants to build a pole barn home on their land and I always love to hear about interesting projects! Depending on your area and the builder, there are several custom builders here that will compensate an agent if they bring a client who ends up building with them on land. So it’s worth asking for sure! And I am so glad you find my videos helpful! That makes my day! :)
