I had a buyer's agent, and although she was a hard working realtor, she did not protect me from purchasing a home from an unethical and corrupt builder even though she knew him well because he built her house and experienced construction issues as well. I live in Utah which is a Buyer's Beware State (my realtor did not inform me) so the warranty I was given in writing at closing was meaningless. When I contacted the State of Utah I was told a builder does not have to honor the warranty and it's up to the buyer to hire an attorney and take the builder to court. I found numerous construction problems that did not meet the MINIMAL building codes in Utah, yet when I met with the code enforcement department for my city/county I was told that during covid they just signed off that a code was met if the builder said he met the code. They took the word of an unethical builder rather than visibly check to make sure building codes were met. Covid should not have been an issue since the new home was empty and the inspector would have been the only person on the property. Plus I lived in a city that had no lockdowns or any mandates of any kind. This was a horrible experience for me and I have had to pay $$$$ out of pocket on a brand new home. I can honestly say that having a buyer's agent in Utah did NOT help me in anyway. I have found that in Utah due to the insular nature of the "community" every covers every's back. Can't wait to leave this state and ever look back.

I always hear and see the blue tape in new builds, are those able to get corrected before closing or do those get taken care of after? Should you close with blue tapes still intact? Meaning corrections are still needed? Insights are greatly appreciated.

I highly recommend getting all the blue tape items corrected before closing. Once you close you don't have leverage! Feel free to text me a week to connect and talk more!

This was excellent information! Something that stood out was maybe hiring a third party to inspect the new home? Thinking these builders are professionals taking short cuts!...how do they pass inspection? It should be done right the first time. That's not cool at all when one already is spending so much money for a new build. I notice on some other videos people to give bad reviews on certain builders. Another question I had was do new home come with any guarantees? Thanks! Keep up your great videos!

A lot of my buyers don't know that you can hire a third party home inspection 🔍 and get the home inspected before closing. I highly recommend it! You would think it comes 100%, but the reality is... you don't. New builds come with home warranty. It's usually one year full custom service so you can submit a ticket and get that addressed at the builder's cost. There are also manufacturer warranties that I recommend my buyers to enroll in for big items like the HVAC, tankless water heater, fridge, washer, and dryer. Yes there is usually that one year warranty. But also keep in mind that there are sometimes certain things that may only have a 10 day warranty notification. So if you do not spot something in time you are out of luck. So while hiring your own home inspection professional is smart, you should also do your own due diligence in checking everything out! I had a relative who recently purchased a new build and didn’t realize the irrigation was not on. Didn’t notice till all the plants wilted. Had to spend $500 plus labor to replace them all or get fined by the hoa. So check everything even if minor!

@@suniskys78 That's interesting 🤔 I haven't heard of a 10 day warranty here. Which state are you from? Irrigation is pre-wired with a controller in the garage. The front yard is usually landscaped by the builder. The backyard is not. Irrigation is easy to check because once it's on, you can see the water from the drips 💧 I highly recommend checking the house throughout to ensure you don't miss anything!

@@KaoriLuxuryRealEstate I’m in Vegas as well. I have had family and friends purchase new builds (not luxury builds) over the years and never hire a private inspector. They always assume it’s new build so what could go wrong. Boggles my mind (I’m orig fm nyc so would never purchase anything without one!). With regard to the irrigation, suspect the builders workers turned off the valve to it and in the craziness of moving the last thing my relative thought of was the front landscaping. Costly mistake. They of course denied it. In the end it all needed to be replaced at their expense. Two shut off water valves in garage. One is for the house and the other was for the irrigation. And yes some things will sometimes have a much lower warranty expire date, it’s always in the fine print 🤣. But most are always concerned about the warranty of the larger items which is understandable.
