30:37 A lot of the reasons people either don't start in real estate, they fail and give up and never get started, or they never continue to go through thinking that the problems that you have when you're new will just become compounded when you're bigger... But we (can) actually graduate out of that stuff. The more successful you get, the more equity you build, the better you get at this, you get into asset classes that remove a lot of those hurdles that people don't want to face. In real estate investing, it'll just easier over time.

Any enlisted folks ever? Feels like it's always officer, and they get paid a LOT more, and depending on job; the vast majority of them get deployed a lot less. It's taken me 10 years to get to 6 units with as many deployments. - Like at 5:08 when she was complaining about her salary. She would've been making about $70,000/year with 7 hour work days, every holiday off, and 30 days of PTO, and infinite paid sick days, all health benefits free, etc. And she categorized that as "low".

I don't believe they mean shipping to an actual location. They mean buy places that sell products that cannot be delivered on a truck. Amazon can not ship a paint job for you car, so buy an auto body shop. Amazon can not ship an oil change for your cars engine, so buy a Jiffy Lube. Amazon can not ship a haircut, so buy a salon.....

This. Would be great if someone with more tax experience could weigh in but, unless you get an *insanely* low interest rate on your mortgage, it's hard to imagine the interest payments being less than the increase in taxes from losing the write-off. (1) she didnt need to report the pot plant, she went into his house and rummaged through his stuff (albeit to find the leak). (2) he was deployed, give him a pass. An OG military person would have thrown it away and then talked to them face-to-face when they returned. Thats the diff between active and the guard/reserves (weekenders).

she is a major in the air force I'm sure her husband is has a high salary as well but she did not struggle by any means (her whole story is a matter of luck for the most part) I'm not hating or jealous but damn the fortune favors the bold
