@ Giuliano's Things So true. I’m in Japan and although laws are completely different, the same concepts apply. It’s especially true trying to start an organic farm next to a non-organic farm that sprays pesticides. You’ll never get organic status. Laws may be less strict in the US but still, even in the US I wouldn’t want a house that gets collateral crop dusting.

Thanks for producing this video. These are certainly good questions. As an individual that has researched and purchased land over the last 15 years, I offer a few more questions: 1. Is there a POA (Property Owners Association) related to the land? Much like a HOA (Home Owners Association), the POA will likely have annual dues and restrictions placed on the subject parcels. 2. Are there water rights attached to the land AND / OR can you purchase and append water rights to the land? In Eastern Washington, we have a desert-like climate. Growers require irrigation, either from canals or wells. In the case of canals, the land owner needs to have water rights (measured in acres) in terms of the quantity of water that can be lifted from a canal for irrigation purposes. 3. Has any easement on the land been improved by a neighbor with the intention of claiming Adverse Possession? I emerged from a legal battle with a neighbor that had built into an easement that was beneficial to me and a burden to him. 4. Does the land have geographic features that will be a challenge? Example: low areas may experience seasonal water flow. This could result in the necessity for bridges, culverts and / or a high-clearance vehicle. 5. What are the anticipated future property taxes? Although the taxes may be low now, if there are plans to increase the size of local government (thinking of government schools), the property taxes may rise astronomically. Case in point -- one of my parcels experienced a 40% tax increase in a single year as a means to pay for one additional line item related to government schools.

Thank you for posting. Straight Questions, Straight Answers. No lengthy introduction. Worth my time watching from start to finish. Been looking for land on residential zone for two months now. Online photos look good, when I drove there they are 45 degree up hill or very steep downhill. Google earth online map will show big Boulder stone that graders need to use dynamite but there are neighbors nearby. You cannot grade the land without hiring civil engineer plan that is approved by the city with permit. If the seller has mortgage loan unpaid on that lot, you better do your homework.

Very good. Another thing to look out for is the land on a flood plain is the drainage good. Almost bought land one time but checked with the county and the property was on a flood plain. No wonder it was for sale such a long time but the owner never mentioned it..

A good land focused realtor should be able to help you find answers to these questions too, so don't hire just any realtor, get one who focuses on the buying and selling of land.

So how far do the rights go? 7. Are there water facilities, streams, well, etc.? 8. Are there any problems with the ground? Soil and sample research. Waste dumping or other nuisance? 9. Are there public or government pipes or buildings in or on the site? ````are there gas electricity or water connections? Then choose everything off grid. 10. What does the current owner use the land for? 11. What do the neighbors use the surrounding areas for? What is spatial planning? 12. Are there any paths or roads leading across the land? 13. 'Walking on land pending or possible annexation sale for government through highways conduits or the like claiming invasion territory. ALL GOOD BUT WHERE CAN YOU GET THE INFORMATION LEGALLY AND WITH A SOURCE BECAUSE YOU CAN ASK AT THE LOCAL BAR…. Or people who live around it, but most of the information is kept secret. That's why it's such a shabby branch of sport similar to the mafia.

I've watched several of these "buying land for idiots" videos, they all agree on five things, all I've seen give good and useful information and advice, BUT I keep watching more, hoping one brings up an issue that in most cases, especially residential is VERY important. They talk about utilities sometimes, like electric, phone and even municipal or well water, but what about sewage? Wouldn't usually expect access to a city sewage. SO, what then, an outhouse over a ditch? Sawdust composting toilets are great temporary solutions, but for a year round comfortable functionality, you're probably going to want a septic system. Unless you just have a closed sealed system with a tank that you have pumped out regularly , some systems exploit leaching fields. Check zoning and laws, you need to know about drainage laws or restrictoons. Thinking about proximity and access to such areas relative to building proximity, slope, elevation, ground composition, sand good, clay bad...etc. hope that helps somebody 😊

most land in rural area is zoned agricultural, unless it is in some kind of conservation easement.. If you have no access to a parcel, one can pursue the county court to get an ' easement by prescription". or easement by necessity. that is land must have access, and if you need an easement across someones' land you might be able to get one. another challenge is to get the electric out to a rural land parcel. if you buy land that's too remote forget about getting town electric anytime soon. better get an off grid system. same with septic..

Very informative and I've thought about these 13 questions, but I have couple of more questions. 1. Is anything planned by the government adjacent to your land? (like a noisy highway just few yards from your property) 2. The hardest to get an answer and so far what have been delaying my decision: Who are your new neighbors? We all know that having the "wrong" neighbors can be a nightmare, like trespassing to hunt or four wheeling, contaminating your water, set stuff on fire, and the list goes on and on.

How do you get to know the neighbor before you buy the land? This is a very hard question to be answers. A lot of times, you will never see the owner for a year. They don’t comes around often for you to see.

You brought up zoning but a bigger key issue to bring up is Deed Restrictions.

Deed restrictions are typically found when land is part of a planned community or HOA. In those cases, you definitely need to check the CCRs of the community and see what the rules and restrictions. Though not common, it’s definitely worth adding for those looking to buy into an HOA so thanks for bringing it up!
