Hey Kevin, thanks for doing this. This is the next venture I'd like to pursue after my current rental because most of the homes in my current area don't cash flow well. Eventually I'd like to start going to auctions because investors are not really looking into the areas I'm monitoring. I'll probably look into your class once I actually have more capital to utilize on fix and flips.

In the midwest a house like that is worth 30-40K and might sell for 70-80K fixed up. Should I simply be looking at larger houses with more margin, or spending less on remodeling? Would it make more sense to spend less and rent a house like this? Thanks for all the great info!

A Conneely- that’s what I was saying. Flips aren’t as good here in Indiana. It doesn’t make sense to make $10k when you can buy a house for $50k and make $10k in rent the first year. If you structure the depreciation up front and you have the property leveraged, you may not even have to pay any taxes on the $10k in rent the first year.

Why don’t these junk homes get torn down and replaced by a semi detached or a rowhouse project ? With land value of 400 you’d think it would be viable to create two units with land value of 200 and then spend 300 each side for a 1500 sq ft two storey.

Been planning and crunching numbers all night. Thought i could use my school loan to use. Approximately 9,000. I found a 1976 house on a old golf course for 45,000, pretty bad interior and porch condition. Think i could replace all the walls and floors, straiten up the exterior, and flip it for a profit of 25,000. What do you think?

Around me it seems really popular to buy a house and make the finish WAY too high end for the area. This is lousy because the houses end up sitting vacant, the flippers lose a bunch of money, and people are priced out of the market.

I'm an agent in the Midwest, those numbers are scary for a property like that lol I just showed a 3000 SQFT ranch on 2.5 acres built in '85 with excellent quality and materials. Only needs a little cosmetic updating. $305k. With $30-40k in updates it's probably worth closer to $400k. Its crazy what you can't get for the money on the west coast.

Plus, don't forget that your house isn't likely to be destroyed by earthquakes or wildfires. You have to pay if you want to live in paradise.

kcgunesq haha you're absolutely right. It only has sprawling wooded areas, rich wildlife, hiking trails, mild weather, no traffic. The demand is so low for poor conditions like that, houses have to go for cheap.
