As a rehabber of almost 40 years and a Stager of 30 years, I call the upgraded light fixtures, ceiling fans and cabinet pulls, the jewelry for the house!! Let me explain, every woman knows walking out the door the most important part of your outfit is the shiny jewelry :-) it complements the house so beautifully and it's the thing the woman always recognizes first. Please please if you do nothing else add another $30 per light fixture in the main areas including the hallways! You have no idea how much faster your house will rent before the others :-) that's also how you're going to get top rent. I also do that in my airbnb's :-) have a great day

The difference between landlord & slumlord- •Landlords offer you the basics (including fridges) & keep your rental functioning properly & does proper upkeep of the buildings & systems & handle problems as soon as possible. They will also upgrade materials as needed to ensure the problems don't continue to reoccur if the inferiority of the materials initially used was a problem. •Slumlords will cut some incredible corners, used faulty, inferior material that doesn't stand up to regular wear & tear, will hire cheap, unlicensed labor to do repairs & use systems that aren't up to the task they were bought for such as using a water heater suitable for a quadruplex in a 25-unit building & they will wait until the city sends them a violation from inspection before they do replace it with an equally inferior duplicate because that will cost them less money in the long run

I agree she really explains everything in a way that everyone can understand. As does Kevin! The only problem is that Lauren doesn't have 99 Construction on RuneScape, and she doesn't have all of Cortana's lines in Halo 1 memorized, which are both extremely important for real estate investment and contracting work.

In the Bay Area apartments come with refrigerators. it's insane to not have one. Who's buying and carrying a fridge from rental to rental? That's just ridiculous.

Most HOUSES not apartments require you to get your own refrigerator. People tend to rent the same house for a longer time than apartment dwellers rent.

Having someone with this type of knowledge for your first rental is invaluable. We saved so much money having our realtor (aka mom-in-law) help us make our first rental renter-friendly which meant saying "no" to a lot of our design choices which we thought looked good, but would be considered unnecessary overspend. We even considered an entire remodel on our kitchen just because it looked a little dated!

That $1.68 vinyl plank isn't slumlord because of the color (they have other colors available online) It's slumlord because that shit is made poorly, with thin wear layer.

That's not been my experience at all. Maybe you're mistaking laminate for vinyl plank??? When I bought my house (in a warm, humid climate) it had hardwood flooring. It was in bad shape: scuffed, scratched, and warped, and it was less than a decade old. I lived with it for several years, watching it get worse and worse. When I was able and considered replacing it, did a lot of homework first---even considered just carpeting over it as the cheapest alternative. Finally settled on vinyl plank. 6 years later, and I could not be happier. Looks just like the day it was installed. Nearly impossible to scratch, looks just like hardwood. Impervious to water, cleaners, harsh chemicals like bleach, etc. Color hasn't faded. Still have guests mistake it for hardwood.

One weird idea I had for a rental property is just putting drains everywhere I can. As in, a secondary drain in the corner of the bathroom in case the toilet overflows, one in the kitchen, etc. Sometimes properties are damaged by purposeful vandalism but there is also just things like an overflowing toilet or similar that can cause problems. BTW, one tip I found for the under the sink problems. Use 1/4" Hardibacker tile board instead of luan/plywood. You can score and snap to cut it, and it's water resistant/not deformed by water, so it won't warp. I've used it as well to repair Masonite garage door panels, too. I'm a contractor and a lot of my work is polishing rental turds.

You got the spot correct. I made a few mistakes in the beginning. I once fixed the lawn sprinkler system and tenant never used it and broke the sprinkler heads mowing. You can easily spend too much, but don't. I like the $1 tile that is 12x12. Cheap, but still looks good.

My tenants left a huge black stain on the light colored carpet when they left. I had Zerorez come to clean the carpets. They didn't say anything going in but that stain was completely gone. They had a pretty good idea that's what would happen but didn't want to promise anything just in case. I had put in really cheap, very stain resistant carpet. It was basically made of plastic so the stain couldn't actually soak into anything so it could be sucked right off. That's also an important consideration, what the carpet is actually made of. That has a big impact on whether stains go away or just fade a bit with professional cleaning.

I completely agree, even with your 1st video on this subject. But I have only one thing to say. I rented a house that had extremely cheap countertops, floors, etc. It was extremely hard to take care of, and it seemed like the owners would just replace everything with a new tenant, and just make the "tenant pay for it" felt cheated honestly. extra the countertops were one of those ikea ones, under a 100$ and they would stain for like no reason. the backyard had mulch in places, and didnt have a black tarp under. No way to control weeds.

One of my pet hates when I rented a house was the cheap grade stuff they used. Eg. They ripped up the old lino and had a handyman hand go over the wood floors with some sort of floor polish. Each room it became thinner and you could see the hand brush marks, wasn't done behind doors. Paint on walls would peel off if you washed or touched it etc. This made the tenant set up to fail with damage and the real-estate was routhless. So I got out as soon as contract ended and paid a handyman to fix mistakes they made so they couldn't charge me for them. I felt I couldn't "live" in the house felt we lived on eggshells not to make damage. due to that set up to fail mentality the investor had.

I installed a jacuzzi bathtub which cost $1,000 more and got higher-end stainless steel kitchen appliances while other properties in the neighborhood I checked out didn't have them. I had multiple bids and sold the renovated house within days on the market in San Francisco, CA in 2006 before the market busted. Asking price: $1.525M. Offered price: $1.65M. House flipping is fun if you are into that stuff. I've learned many things from my contractors and I can do most of what they can do over the years. I've learned general plumbing (except under the house...too damn dirty, I'm too flimsy, and I hate spiders), electrical (except the fuse box...don't want to get zapped higher than 120 volts), tiling, flooring (except carpet which are soooo 80's...i hate carpet and wooden floors are best for flipping), cabinet assembly (but I can't put them up since I'm too flimsy and weak for that since I weigh 100lbs at 5'1" tall), and general repairs. I don't mind changing the toilet tho and stare at the black hole where the wax ring thingi is. Don't ask me why, but I've seen worse when I was in nursing school. If you're gonna get into this business, learn the cost of parts and labor. If possible, buy the materials yourself and be frugal without being too cheap. Don't settle for mediocre materials. Kitchen and Bathrooms are key to success. Comb your neighborhood for open house and check them out to get an idea how you fair. Use a 3D software to visualize designs and concepts. Don't start knocking walls down before you know what you are doing. I do admit that a sledgehammer on a rampage, taking it out on the walls is kind of fun. :) Stay contemporary even though you love grandma's 70's wallpaper design. Cut that crap.

i think you can find a lot of energy efficient upgrades that don't break the bank and actually make your property a lot more marketable. replacing all the bulbs in my house with LED's $150, replaced high traffic area switches with motion sensing ones for $10-15 a piece. Whole house fan or attic fan for a few hundred bucks. Things like that make a way bigger bang for your buck before you go for solar panels or new energy efficient appliances. And you can market cheaper energy bills to your prospective buyers or renters.

Really depends on the neighborhood! If the area commands high rent your best choice is quality. If the Neighborhood is low income go with cheap stuff!

Grade A Tenants do not like carpet unless it is fresh and even then. 1) Tile is tenant proof (p.e.i 4) Buy once cry once 2) Luxury vinyl in bedrooms. 3) Tile sink base Cabinet and trim the inside with painted wood trim

Also a good thing about vinyl floors is if your house gets flooded or anything happens you actually make money off the floors because it’s so cheap so your insurance gives you more money then you actually spent, plus you can install them yourself

I think these are all good points except 2: 1) You can get modern flat LED fixtures for $20 each these days. Boob lights are so incandescent age and were ugly back then. 2) Those new style high-efficiency washers/dryers are great if you buy the right ones. I have a 10+ (maybe 12?) year old LG brand set with direct-drive motors (i.e. no belts) that work great and still look practically brand new. They're huge, too, so I can do a lot fewer loads. Don't pay retail price, of course, that's stupid, but I paid like $1500 for the set after tax and will probably get another 10 years out of them easy.

I initially took you for a schmuck but have since grown to like you. Your better half seems like a reasonable lady too. Kudos to you Kevin. When it comes to AC systems SEER ratings are worthless. How many times has someone overspent and seen hardly any difference in their utility bill? Money is best put in the duct systems and sealing it. How do you feel about acreage for personal property, not to be rented? I mean they’re not making the stuff anymore right? Take Care Y’all!

This is a little weird. Where I'm at "slum lords" mean 1970s asbestos tiles, a 1960s oven, and original wood windows with cracked shellac all over them with everything else being painted with the cheapest $15 a gallon Glidden paint from Home Depot with runs and blobs all over everything on top of wallpaper they were too lazy to remove. Make sure any holes in the drywall are patched super conspicuously as well and not sanded down either, that's a lot of work, that sanding stuff.

That was a great video, as a rental owner I have followed theses exact principals for over 10 years. Updating fixtures and paint, and recently going with Luxury Vinyl Plank for approx $2 per sq make the rental stand out over other rentals.

@@kennethsinger561 mindset. Self centered only serving ones self. It's not the plants that it is problem, it's the idea that if they dont get something out of it, then screw you. That mindset keeps people poor. This yt channel is a great example. No channel starts off making money, it starts off unmonitized and offering free information. That giving mindset leads to more later, but if all Kevin wanted was to squeeze everything out of it for himself only in the beginning, there would be no Meet Kevin. Hope that answeres your question.

This was very informative. I find it very difficult to stay in that "sweet spot" of not spending too much on an item because I really like it and I indulge myself as a reward because it's intended for the long term; I like dark and bold styles. Her advice to "Buy neutral for a rental" If I remember right, my parents and friends have said the same thing. It makes sense.

Issue is with cheap materials is that often don't last, especially if the renters have children or pets. In the short term, a cheap product will save money, but the real cost is the installation labor. Sucks when you have a problem, pay to remove the old damaged, worn out product, pay for the replacement product, and pay to have the replacement product installed. Durability would be my target. That said, often a lot of expensive products aren't always durable. They are constructed to look elegant over durability. One area you don't want to cheap out is plumbing, a leak caused by a cheap component can costs thousands of dollars in repairs.

In my area, no fridge means no rent. I dont know of a single unit anywhere that doesnt include one. They come in different sizes and I'd be super annoyed to limit my options to units with a compatible sized fridge space.

Huge score for Lauren! Lots of good information here. In my state my rent is not $1200/ mo. It is more like $700/mo. I believe my target range would be lower quality than yours. Point taken: if you over improve, it will not be noticed or appreciated. If you under improve, you also will attract more problematic tenants. Maintain your proper standard.

I believe even if you aren't going to rent a property and later sell it, try for the upper end of the sweet spot. You don't get more from buyers for over improvement. Even though home improvement shows and networks try to tell you you do.

The luxury vinyl is more expensive where i live than porcelain. The US is usually about 10-15 years ahead of the UK in the quality of finishes. They do exist in the UK but they are very expensive and you don't find anything more than laminate and carpet in rental properties. Laminate if you are lucky. Most rental properties where I live don't come with dishwashers or kitchen islands or nice counter tops or nice functioning showers. Adding those features can increase your rents and increase your returns when refinancing.

I am surprised about "no frig". I have lived in 4 different states and rentals always had a frig. With washers and dryers, I have seen provide your own or included.

It's a California thing, especially in the LA/SoCal market. Landlords aren't required by law to provide them, and much like washers and dryers don't want to be responsible for the maintenance and cleaning of them.

Best thing is to know a floor guy. I have 26 years experience in commercial and residential flooring. Pros do not buy flooring from home depot. We buy from the mill or a local distributor. Home depot is a joke for flooring. I worked for them for 8 years and even performed inspections. Best place to go is to the local distributor for electrical or plumbing paint etc. The places that supply the pros know all the guys and who to reccomend.

Neil Seifried 100% agree. If it has a water line connection I want to know that it is a solid machine and installed properly. A leak can cause costly damage to the property.

That’s usually a So-Cal thing. When I moved from the Bay Area to the LBC, none of the apartments came with fridges. I was so shocked.

Seems like this is a case of having to know your market. Northeast USA almost every apartment has a fridge, except very low end properties. In Tennessee I have seen kitchens have NO appliances, not even a stove include. Apparently an extreme example is Germany, where the entire kitchen isn't even provided, not even the cabinets. It's just an empty room. Know the custom where you are, and provide what's expected.

What a cool video! Adding Lauren's take was a nice touch b/c she provided several great, objective insights. (I especially enjoyed her seemingly bashing the famous "Modern Farmhouse Style" on the basis of how fleeting it really is. To me it's overrated.) Additional Pro tip: Don't get your hardwood floors at Lowe's/HD!! (For your home, not your rental.) I respect getting the luxury vinyl and I would in a rental, but for my home? Definitely hardwood, as that's the kind of quality buyers in my area expect should we ever sell. Lastly, thanks for the reminder to NOT over-improve, even if we're in our forever home (which we are): It's important to remodel based on our realistic lifestyle and not today's trends.

I've never heard of people moving around with their own washer/dryer and refrigerator. Maybe because I'm in MA and if you didn't have a refrigerator good luck renting the apartment. Same as a washer/dryer, I've never seen renters with their own. The apartment has to either have in-unit or the property has a common laundry room. Again this is in MA, I guess that's normal in CA.

Is it though? It’s simply an alternative to paint right? Under the kitchen sink is usually not the prettiest area anyways. Most of the time it just holds cleaning supplies anyways. Besides, it’s WAY better than the wallpaper under the sink I peeled up in the house I just bought. Lol

In my opinion, slumlord just means deferring maintenance and providing an overall unclean & uncomfortable place to live with no intention on ever making improvements. Going out of your way to make the least opened cabinet look better isn’t very slumlordy. Like he said, it’s not like I’m covering up mold.

arguably i think there is a difference between air bnb rentals (short term) and rentals where people intend to live for awhile (long term) and i think sometimes spending on nice things can be good for short term rentals....im a construction supervisor in toronto....used to be a self employed handyman for 10+ years...i did a interesting project (one of my last) before becoming a supervisor...it was in the worst area in toronto right by moss park...the building the lady bought was a 3 storey building that used to be a funeral home...she converted it to a luxury temporary rental and was making about 8,000 a day...it was kinda surreal because when you were working in there it was marble, exposed rafters that had been stained, fancy ductwork, exposed brick, beautiful custom concrete floors, smart mirrors, glass showers, rooftop patios...and you would go outside and see people overdosing on drugs on the street. Even cbc news rented a unit there for an interview...long story even longer...i think people are willing to pay more for luxury short term rentals...forgot to mention though she was pretty smart on saving on labour...even though im not cheap she was able to get most of the work done by foreign exchange students from germany who were getting into the trades so they were able to live there and work on the place as a project...professionals were used when necessary...

You are not a slum lord if you install a new floor regardless of how you feel about the style. Also mold will grow on bleach or after bleach has been used to clean mold. Take a swimming pool as an example. Bleach is a little bit of chlorine mixed with mostly water, just like a pool. In very short amount of time the chlorine dissipates and you are left with just water. This is the main reason you use mold specific products that will leave a residue after it has dried up that can last 6 months and up to a couple years depending on the product.

My dad...who is a “retired” contractor lol..told me that one of his regular clients he did all the work on the guys home, store, and all his rental properties told him some really smart tips...wealthy people don’t become wealthy by spending money frivolously..wait till a sale comes up and then buy the materials...and u get bigger discounts from ur regular contractor if u have a bigger job or jobs to do at once..so this guy would have my dad keep an eye on certain things such as tile and when they went on sale, he would have my dad go pick it up and everything else he might need, if he could find it for less, he would, and this guy is wealthy...very wealthy and built it himself too...then dad would give him a bid less 20% discount which is figured in a way to appear like a great discount but was actually what my dad charged per hour etc..and dad didn’t charge the normal rate in the area..if it’s $50/ hr labor for general contracting, dad would figure the bid at that then figure it at his price per hour and show less discount percentage at the end of the bid showing the normal price charged minus the discount and the bottom line was his price so..dad is smart..old timer so the legal contracts “bids” etc..the fact that u always pay ur mechanic and contractor cuz they can file a lien on ur property lol...those r the things he has trouble with...days inn screwed him out of $16,000 worth of tile and $16,000 or more in labor..the dude who owned it sold it while dad and several other local contractors were doing $100,000s in improvements...and then skipped out on paying all of them...I told my dad that simple fact about property improvement entitling the contractor to placing a lien on the property and actually claiming it on this guys record...we got the other contractors on the same page...filed the liens and 4 years later a court ruled that this guy at least pay these contractors for the materials...so dad lost out on his labor..which is bs..but did get a check to cover the tile..he could have gotten the rest of it if he had fought harder and further into the courts but he didn’t...if I hadn’t known this fact..and gone to school to learn it..my dad wouldn’t have listened and would have taken that huge loss and so would the other contractors...so there r some seriously effed up people out there willing to do that to local contractors who survive on this..hard working people...there’s also real slum lords which I have seen in action and what I have seen on this channel as rentals is nicer then the nicest places in my area..lol..how the hell do they figure ur a slumlord!? They’re idiots

I hate carpet, I use LVP and an indoor/outdoor rug in every room, very fresh. You can always hose them off. Variety of colors and textures. No nasty.

For cabinets, you can go to Ikea and get brand new kitchen doors. they only 50 bucks and it might be cheaper then painting them.

I don't the 25 pt cut will be enough. IMHO, I would wait for the next recession that look for properties selling at a discount. Normally Recessions occur every 7 years, and currently the last recession is now over 10 years. Odds favor a recession will happen sooner than later. In a recession you have a bigger selection of properties and the will likely sell at a discount. You just need some patience.

I have always felt that painting should wait until the buyer (not renter) signs on the line and allow them to accompany you to the store to choose the colors (no way to say you picked the wrong one if they picked it themselves). Once it is painted, they either love it or they repaint it themselves on their own time and dime. I feel it is a waste of time and money to paint beforehand because buyers tend to repaint before moving in. You can include an allotted timeframe to get the house painted after the buyers bought and closed on the house and chose the colors OR a discount if the new owners choose to do it themselves. I hate boring colors. My bedroom is purple (Robes for the Queen DC2C-10-4 from the Disney line). Our study is Greg Biffle Yellow from Home Depot's Nascar theme line. My son chose Pesto green for his room. I would have chosen Crayola green. Anyway, white, gray, beige all = boring but I understand the concept of appealing to the masses if you are not allowing them to choose their own colors. If you are putting in new carpet, I would do the same; let the buyer choose. Of course, renting is an entirely different situation. Masking stains is priority in renting.

Luan would look better than the tile under the sink, though not as water proof. Also could use a cut piece of shower backing... that white shiny 4 by 8 sheet.

egh, we got some new million dollar mcmansions in LA County that are actually using porcelain wood look tiles where they used to do engineered hardwood. wood look porcelain is not out yet. If you can get the tile cheaply installed. For a rental, it doesn't have to be perfect, but it should be super durable and not warp and pull apart like some luxury vinyl plank does

Great video guys! These are recommendations for rental properties, but I would love if you can make a video for homeowners. What kind of improvements are valuable on your home, let say you want to live there for 10+years, especially in the kitchen, bathrooms. Also, what kind of flooring would you recommend that it is good, not too expensive, durable and who to hire to install? Lowe’s, Home Depot, or those flooring places you see advertised on TV? What would the best, durable, never go out of style over the counter kitchen material would be? Looking forward to more videos hopefully you can incorporate some of my questions. i have rentals that i accept dogs and i get 300 per month more than neighboring rentals because of this. renters prefer i don't replace carpet or floors since they worry they would be charged for damaged. my renters stay on average 5 years, all my rentals are under 17 years old. also offer to pay for carpet cleaning each year for free. most times the tenants shedule it themselves and send me the bill. be honest and work with renters. mine also get 100 dollar gift card for Christmas after i do all my yearly walk through first week of December.
