Oh yes, property taxes that varies from county to county. It's usually a percentage of the purchase price so the most expensive it is, the more expensive the property tax. It's a huge burden when you think about a 10-30 years of consistently paying this tax.

BeatTheBush Property tax is NOT a percentage of the purchase price. it is based on value after assessment. If your property increased value because of new million dollar surrounding neighborhood being built, your property value automatically goes up and so does your taxes buddy. happened to my moms small house. she complained but at least the house is worth more for sale now. built 1982

another thing I considered is make sure that there is at least one room or more you could rent out if you had to if you did lose your job. I'd rather rent out my rooms and sleep in the living room than lose the house during a temporary recession. I know renting is "cheaper" long run, but that doesn't work in certain markets. We are about to be priced out of renting here in so cal and one reason for buying was to have "rent control"

Very true about that. I suppose in a temporary recession, some will have a hard time paying rent also. Renting vs. buying is a whole different topic. yes but not everybody leaves the dogs outside 20/7.... I am a dog owner myself but my dogs are always inside at night so my neighbors sleep well at night....If people just housebreak their dogs and actually include them into their families this would not be an issue in the first place....

Great news!!!! I was very concerned about dog barking too...until I saw the device in my neighborhood's facebook and I will be grateful to that person. Go to Amazon, type something like "dog bark stopper" I got one good price. Hang them at your balcony, tree, porch, etc etc. I did that. No dog barking anymore. Let me know if you want to see the tiny little device that I got from Amazon for this purpose. I could have paid even 100+ for such a device but it is MUCH cheaper than that. We are sleeping like a baby since then. This device spreads some kind of vibration that dogs don't like but humans don't hear/feel this vibration. It is harmless to dogs but it shuts them up!!

Don't but to close to a bar. I had a house in a small community years ago and every winter there would be snowmobiles all hours of the night going through my yard. I told a woman I worked with about this and she said she lives about 6 blocks from a bar and at least once a summer there would be someone sleeping in her yard.

I had everything checked before I signed my life away. Lol. The only thing I didn't get checked was the plumbing. After being in the home for 6 months, I had tub stoppage. I had insurance so someone came to fix it. Other than that, no issues.

I will say for my wife and I buying a home worked well for us. Because of inflation my house is nearly doubled in value. I save probably $600 a month in rent because I was able to buy when market was low

Frank Ornelaz I want to add #16, because a home inspection doesn't cover this. Have a plumber run a camera down your sewer line. Home inspection only covers plumbing underneath the house, but not the front yard or street. I was unaware of this, until I had a sewer problem. I had root intrusion, from the tree in my front yard. Had to replace clay pipes and make repairs under the street (not cities responsibility, another hard lesson) with a total cost of 16K.

I completely agree! However: bear in mind that some home inspectors are corrupt. My parents ran into some issues once because the home inspector they hired was bribed, and "forgot" to mention the severity of the mold damage that he saw within the interior of the house walls. Mold is lethal and toxic, and it affected my parents' health significantly until the mold spots began to show itself and they realized what was going on. Sad but true. :-/

Lots of great ideas. Make sure the inspector knows what he's doing. Not all inspectors are created equal. Most states require lead paint test if house was built before 197X, termite inspections standard. Many states require a radon test. To check freeway noise, go to house during rush hour, not just weekend. Single-pane windows can be made more efficient with storm windows instead of replacement windows. Some community colleges have classes on buying your first home. Finally, buying is not always your best option. If you might change jobs or job locations, if you might want to move into a different school district, or if you might need to relocate for any reason; you want the flexibility renting offers. Lots of great ideas here I hadn't thought of.

Honestly even more important is knowing whether the house has a Lien, the title, taxes, if all construction was done with permits and is up to code.. and there’s more. I know plenty of ppl who buy “3 family homes” and the the town will them it’s 2 family and I’ve seen ppl about to close on homes with Liens... honestly these issues are just as important, if not more so.

There are programs for first time buyers as well as rural housing help too. You can save up to 0% down payment on a home and finance at a lower rate loan if you qualify. Google - Programs for first time buyers, or RD Direct. Great job BTB!

Nah trust me I tried for almost 3 months. Unless I did it with someone that was not licensed then they had a better price at around $1800-$2300 but it was too risky. Licensed contractors her in california want over 10k to replace the entire heating system on a 1780sqt house in west covina, ca. Anyways I like all the information you put out there. Thanks again

Many houses in Foster City are barely 9 feet above sea level. A distant Tsunami could easily flood the area by coming under the Golden Gate. San Mateo County has proposed an increase in height to the levee system which will impact the taxes significantly but they say that will negate mandatory flood insurance on mortgaged homes.

All awesome points ! Make sure the electrical wiring has grounded outlets as it's super inconvenient to fix that. Also in cold climates check for good insulation with a thermal camera for heat loss. Congrats on the artsy intro =D

Oh yeah. Good point. When an electronic item is not 'grounded' any stray wires that connects to the metal outer box makes it dangerous to touch. If it were grounded, it would just trip the breaker. Good safety to have. Who has a thermal camera? That might be good to do even after having the home. Actually, I want to get one, lol. Trying out the intro, a bit rough but it'll get better. =D

Thermal cameras are awesome ! The Flir brand is the best for the money. If you have an iPhone 5 they make a snap-on one called a Flir One. I may still have one, need to find it.

An expansion on #5, 6 and 7; are the owners, neighbors or agents litigious, or criminals? You might move into the best deal on earth, but if you have a crazy neighbor, it could turn into a nightmare. Some people play civil suits- even if wrong they know you won't be able to afford fight to a win- It's cheaper to just concede. And associations- They're usually ran by people with nothing else to do than make your life miserable, and you really don't have any say if they suddenly want to replace all the roofs, or think all the siding is 'outdated.' this means 'assessments,' on top of mortgage, tax, insurance and association fees. You really have zero rights. Last, associations and property management can be corrupt, or even conspiring! It's difficult to impossible to fight, and you hear lots and lots of frustration with associations. Great video, it's such a vast subject that it's daunting to foresee all the possible buried landmines!

I agree!~ One of my exneighbors had schizophrenia, which lead to a lot of issues that I have never anticipated in my wildest dreams. Even worse, she was retired, so she was at home 24/7. Thankfully I was just renting at the time, though unfortunately there is really no way of knowing the quality of your neighbors aside from running a public criminal check like what BeathTheBush says and living there for an extended period of time. ^^

Watch out for DIY fixes previous owners have done. All big changes - building a new room or running new electric, finishing a basement have to have permits. Also, tell the inspector specifically to look at that electric cable running from the wire into your house, or they will not check that it is the proper size, and these are $2k to fix.

Please do a video on California's Prop 13. Noting that no reassessment is due if property is transferred due to divorce or if house is gifted to child. One thing I wonder about is if two straight single men are looking to buy/sell house, would it fly if owner marries the buyer and then divorces him and gives him the property as a settlement..hence no reassessment? There would be, of course a "loan" that would be secured by the house. My question is.. Would they be making a mockery of gay marriage?

Actually you don't need a professional to test your lead paint - just take a scraper and take about 100g of paint and then put it in a plastic bag and send it in to a lab of choice to test for lead. Wash hands, scrub well. Done

They changed the law they no longer have to identify sex offenders in most neighborhoods because that's discriminating and violating perverts rights .

@@BeatTheBush if you are concerned about sex offenders in the neighborhood, you should go deeper into why the individual ended up in that list. Sometimes they are there for legitimate reasons and sometimes not. Sometimes certain people should be on the list but aren't. Details! Details! Details!

Please add sea level rise to your list.. It is estimated that 2.3m for every 1o Celsius of temperature increase worldwide, but it varies on location, such as Alaska with higher risk due being close to glacials en.wikipedia.org/wiki/Sea_level_rise
