So I’m 21 and my husband is 23 and we had just been preapproved for a mortgage about three months ago and I have been head over heels about buying a house and looking nonstop and just wanting to go for it. Yes a home inspection is a MUST! And you hire the home inspector don't leave it to the realtor to suggest one, that person could be working in the realtors best interest not yours. Here's what's sorta of not mentioned. A home unlike renting is a continuous never ending money drain in one form or another much like owning a car, some maintenance and repairs are big some small all costing something. If you have a mortgage rate that is set the "rent" NEVER goes up. But insurance will ever so slightly increase year to year. And just like car insurance every 5 years or so shop for a new insurer. This can save you $100's of dollars in the first year of the new policy alone. Expect to see slight increases in property taxes from year to year. Avoid buying in a flood plain. Flood insurance can cost more than the home owners insurance. Here's the best part. This is YOUR castle you ARE the king, no one can ever evict you enter into it without you saying so. Lastly over the life of the home it will increase in value but your return will never match what you put into it over time. BUT in renting your return at best is your security deposit and NOT the house you paid for.... you receive NOTHING more in renting. I have now owned two houses over the past 30 years and can't ever imagine renting again.

What got me was the property taxes and escrow. I have a fixed rate but they reviewed my escrow account after a year and determined that I was under the projected amount, so they added the difference as installments to my mortgage 😞 I'll get ahead of it next year though

You’re mistaking prequalification with pre approval ( approval process use more documentation to actually prove your income debt and financial situation ) Prequalification ( which you explained only uses the information provided by the buyer and issue a letter with an estimate of how much you can afford ) This let you go shopping for a house but once an offer is submitted the lender does an actual approval. Nowadays lenders go straight for the approval process that way once and offer is accepted the loan process is easier and can go through underwriting. Hope it helps 👍🏼

U do not need a debt or credit score to buy a house! u need enough income for underwriter to finance you based on your income alone! also listing belongs to the broker, the notion of veteran agent or a rookie is false! they're all the same cause end of the day it's the broker who makes sures the paperwork is correct! do not pay more then 1% commission ! More commission doesn't come with better service, SUCKERS!
