I thought if you form a corporation with your wife you can own a property. Although I know it would be difficult to split if you part company. Courts etc!! My motto is.. Only spend what you can afford to lose. Worse case scenario is your Filipina (ex) will be better off and/or you can walk away, and move on 🙏✌🏻

While searching for property anywhere in the Philippines, stay out of the picture if you are a foreigner. Have your Filipina and maybe her father approach and check the property with the owner and negotiate the price. We all know the price of land for the foreigner will be double or triple the true value for the Filipino.. Furthermore, the foreigner should understand that a whole book of understanding is required to finally have a clear title registered in your wife's or girlfriend's name. I think Tim knows all this....

One of them my friend Pastor Howard Wynn just passed away there from Covid. He was the pastor at Grace Baptist Church in Tacloban City. What people say doesn’t mean anything . Make an appointment for a one hour consultation with a good lawyer and he or she can explain to you everything that can go wrong in a land transaction in the Philippines . By letting a lawyer handle everything you will have legal recourse against your lawyer if he or she misses something that can cause you to lose your total investment on a property. No one, no one buys property in the Philippines without getting screwed unless they have a lawyer to back them up.

I helped build house in Cotabato on Mindanao for only 150,000 peso.. after it was built they put a road straight next to it. My gf sister and Mum started bbq and sari sari.. great success 👍 I need to get there soon to enjoy my/our hard work.. as my Filipina is in Kuwait till September. Make sure you check all the zoning too and restricted types of construction. There may be square foot and height restrictions. Also restrictions on how far away from water you can build.

I’ve also checked beach lots in Macrohon and nearby areas and I couldn’t agree more with you Tim. They’re way, way overpriced and to think most of these are agicultural lands awarded by the government under CLOA title which btw requires a lengthy process, a lot of paperwork, and resources to reclassify later as residential or commercial lot. The zonal value of these properties compared to their selling price is astronomical and I couldn’t understand where these sellers are getting their valuation from. Also, almost all the titles I’ve come across in these areas are very problematic while they’re being advertised as “clean titles”, so beware people. Don’t be trapped into promises by the sellers. If the person selling the property is not the same person who is named as “registered” owner in the title, please save yourself from headache and trouble by not engaging in these transactions. Of course they will tell you it’s easy and “no problem” , but once they get their hands on your money, you’re doomed. Be very wary and cautious, I’m speaking from experience
