Good point. Las Vegas real estate is plummeting now with prices going even lower this year. You could get a nice home for $280 K. We don't even know if these modular homes have any long-lasting value. They look like all synthetic materials like an RV type material.

At the end of the day it seems like it's going to be about speed. Why wait months for a house to be built when this one will be ready for you in a matter of hours. Time is money. If you can rent out your backyard unit sooner than later. Why not? Just my two cents.

The cost of house has gone about 22% since 2016 in Las Vegas. The cost of the land the house sits on has gone up about 114% since 2016 in Las Vegas. We're not making land anymore, but are making people.

When they add up the costs of all the things you have to account for as you would with a stick build....they are getting screwed. But it looks good right? You may as well buy an RV with wheels and a truck to pull it. This way you can at least dry camp and dump at a dump station once a week.

this is huge, my friend..not sure why you say it's only a bandaid....this company is gonna be huge because it actually will solve the unaffordable housing problem. There will be shift in our housing paradigm, and the stigma of these homes will disappear and become mainstream.

@@LCx829 Oh the land? Well that's completely free it seems. Hahaha. House lots in Las Vegas are about $250-400k for this size SFH in Las Vegas. About 1 hour outside of Las Vegas a lot would be about $100.

It’s a good concept, but by the time you purchase land in a desirable area, set up utilities, have the land cleared, graded, and sodded then you have to have a foundation poured….where I live that’s easily 500k. So at 650k I could get new contraction townhome with 2500 square feet and a 2 car garage

i don't see where the value is with these houses. 150 grand for the structure. the land is still going to cost a lot. its not going to be any cheaper once you buy the land and then you still need the improvemets to the land (water, sewage, electrical, gas). i don't see where there's any benefit to this other than the idea that they can be built fast. the real question in my mind is "DURABILITY?" newer homes are already built so cheap. now you want to go cheaper? LOL... i'll stick with my old 1979 build

@@TheSecondWitness i'm not concerned, because i wouldn't want it. too expensive. i can see a market for this, but not for the average american. the government i could see being the biggest customer. EMERGENCY HOUSING type situation for hurricane or some other natural disaster relief. also i could see possibly a military use for these structures on a fortified based in a forward position that's going to be there long term. i can definitely see a market, but its not for poor people.

You can get a basic brand new singlewide mobile home in Southern/Central Maine for about 100k with a very long waitlist. A old singlewide on land for a lot more. And an old singlewide in a park for 45k-80k. The last I checked. If it's in a park and has to be completely stripped and redone I've see them list for 15k-25k. I can't speak for the prices of the rest of the US.

Americans seem to think "a house" is just the structure. The land to set this house on would cost about $250-400k depending on location in Las Vegas. So total cost is about $400-550k. Building up is how units become cheaper. People keep saying the cost of a "house" has soared but house structures have always increased at the rate if inflation. It's land that has soared. You can buy move in ready homes on a lot all over the US for less than $50k. So cheap because the land is almost free because so few people are willing to live there. As long as Americans only want to live in very small areas they will bid uo values. Hard to believe so many people don't understand the issue. I don't know how such people survive.

Incredible Tiny Homes in TN has an off grid incredibox for around $27,000. Best deal out there, hands down. Also; A non off grid model for $20,000.

The problem isn’t Rentals. My generation DOES NOT WANT TO RENT! Despite what the real estate investment firms might say. We want the opportunity to by a starter home like previous generations for an affordable price on a modest income. No reason why someone working minimum wage should be able to pay for a mortgage at the same price they rent an apartment.

Houses built in vegas are trash. Bet the materials on these are way higher quality then all the home builders here in the valley. Prices of houses in vegas are almost never the housing but the land price. As an example the house I live in was sold for 250k but the house value is only 75k with the land being the lionshare of the value. We can get excited as much as we want about these new homes but that doesnt change the land values which are the real reasons the cost of homes is so high

i bought a 800k bank owned home in vegas in a gated community in 2015 for 172k cash-get ready for another chance--starting to go to hell once again--too much debt,way too much--it always in cycles--fools buy at the high,have to sell at the lows

This is just the house only for 150k, but where are you going to put it, and then build the foundation, and how are you going to connect it to the grid of elect, water, gas, etc, etc. etc. After very thing is done, the actual cost may be 500k.

Why can't I just set it in a mall parking lot for free? What's a foundation? Electric, gas, water are included....there are sinks and lights in the house. Just flip the switch, turn the knob. Yah, now add the land, utilities hook up and access. Guess what. You hit the average price of a house in Vegas that bigger than that one. Never mind the taxes and insurance. Don’t forget the inspection fees.

That is great but what about the land cost? And not to mention the mitigation fees and such that every city tacks onto to new development. It part of a great solution to help housing but we also need to address these soaring taxes, regulations and fees that gov’t keeps pushin onto future homeowners. This is definitely a start.

They’re already ahead of you on that, that is their business model. These are prefab homes built to higher specs in the factory then would otherwise be built on site, but they are easily shipped to any of the 50 states. They fold up during delivery and unfold at the site, and then are put on a normal slab.

I work for a homeless org who uses these in the Texas area and they are TRASH homes , we are told to replace them once every 4 years due to the bad quality of the material. The walls are nothing more than sawdust laminate not different from the shelving units you buy at cheap department stores. If it rains for 3 days you will start to see black mold and your house can easily freeze in low temps.

This house is no different from any other manufactured home. In zoning law manufactured is manufactured. There's nothing magical about this particular builder. Prices range $50k and higher for a new house. Not sure why this one is so expensive.

@@MrWaterbugdesign Check out Kristina Smallhorns channel, she did a review on these aa few months ago, as well as other forms of "alternative" housing, from thee point of view of a real estate professional. There are different rules for manufactured vs modular, I don't know where these fit in.

@@MrWaterbugdesignthat’s the point. He asked how LOCAL zoning laws would complicate building these. A lot of municipalities don’t allow manufactured homes except in grandfathered mobile parks. Not even as an ADU. The question is, are there variants that can be built on a conventional foundation and will insurance companies classify it as a modular instead of manufactured. If they do, then it is indeed a game-changer. Let’s see how long it stays $150k for 3 bdrm.

Because they built a factory and came up with the idea, not you. Once you invest millions upon millions and come up with a genius idea to be able to make a higher quality house at a factory and ship it easily to any state in the US, then try telling us how smart you are

One Boxabl costs $30k to make in just materials alone. 3 Boxabls like the one shown costs $90k so that’s $60k profit which they use to pay for their factory and labor. Do you expect people to work for free? 🤡

They ship all over the country, it’s not just for Vegas. Sorry to burst your bubble. It’s just built in Vegas. The whole purpose of boxable is the ease of which you take a high-quality constructed home and transport it cheaply to anywhere in the US to put on slab.

So wait a minute, are you putting this on land you have to buy? Or are you putting this in a trailer park? If it's the former: * $150K for the home * $50K for the land * $30K for a foundation We haven't even talked about water. Is this being hooked up to town water? If so, that's the best (i.e., cheapest) option. If you need to dig a well, you're adding thousands more. Same with electricity. Now, if you're putting this in a trailer park, then this is no different than a trailer home. We have a traditional home, but personally, I'd rather just go with an RV. I have the flexibility to get up and go whenever I feel like. I don't see any benefits to Boxabl.

Houses built in vegas are trash. Bet the materials on these are way higher quality then all the home builders here in the valley. Prices of houses in vegas are almost never the housing but the land price. As an example the house i live in was sold for 250k but the house value is only 75k with the land being the lionshare of the value. We can get excited as much as we want about these new homes but that doesnt change the land values which are the real reason the cost of homes is so high.

Do any of you people know what a Chevy Cruz is? it’s a very cheap and poorly built disposable car to get you from point A to point B temporary, not long term. You’re better off renting an apartment or condo you will never see any of your return on your investment that’s why the US government is buying these up and shipping them to Cuba as disposable temporary housing nothing more! If your house was decimated by a fire hurricane tornado or flood by all means pull the trigger on one and live in it temporary to get a permanent structure built because these aren’t it. Do you research do the math kick the tires look at what your buying.

All total, the cost would probably be in the region of $250,000 to $310,000. Even with the extra costs tacked on, it's still a bargain for the Las Vegas area, where the same price would get you a one or two bedroom condo.

The problem isn't the structure. Land is the problem. Have you ever tried to develop land? All kinds of regulations and hoops to jump through. You can't just buy, then buy something like this and stick it on the land. If you find land in the city/suburbs with sewer/utilities connection, first, it's expensive as in 1/3 to 1/2 of the price of you buying a house outright, so it doesn't make sense to put something like this on it. You might as well spend triple, quadruple, so $450-600k+ and build a real house on it so your house is another legitimate house in the neighborhood that you can sell for significant profit. If you find land outside the city, there often isn't sewer so you gotta get septic and you could run into issues with getting your septic design approved, if at all. And if water lines don't quite reach, you might need to dig a well and that's another nightmare. Even it was available, it could be expensive because it isn't just connecting to a line that runs below the street. It could be several hundred feet or even yards. Same with electricity. Sure, this seems nice and I wouldn't mind one myself as low maintenance brand NEW dwelling instead of moving into what was someone else's dwelling previously. But do get it to it being livable could be a nightmare and months of fighting with the city or county. The laws and infrastructure support need to be there and it's not and it's a lot of headache. In the end, the all-in cost could rival just buying a house and close in a couple months instead of over a year.
