Hey Ben, just wanted to say thank you for stopping and snapping a pic with us by the parking garage at John's pass on Monday. I was the asian guy lol. Really crazy that we ran into you because I was literally talking about how you owned the place an hour beforehand. As for the parking garage, it really is a money maker! I was visiting from NY for the weekend and the condo we were staying in did not provide guest parking so the only place to leave the car over multiple days was that garage. The city of Madeira Beach only lets you park overnight in a couple lots but you need to buy a pass from City Hall beforehand. The zinger here is that since City Hall is closed on weekends (ugh, gov't workers) and is the only place you can buy the parking pass from, your only option is the "John's Pass For Your Ass" parking garage as it's the only place that permits overnight parking! I'm willing to bet that no one knows this so they don't buy the pass before visiting. It makes sense that the garage is raking in the $$$ for that property. Especially during the summer months when all the tourists flock in! Really regret not sticking around for a conversation but you guys looked busy and didn't want to impose. Thanks again for the pic and little Ben for snapping it! You're the man I look up to!

You guys are great! Ben Jr. has some great ideas. I would condo out the retail component improvements and parking garage, with fees maintaining the common area, then lease the retail condo to a luxury mall developer. Then once you have a long term lease in place, sell the condo containing the retail component. There's no way Mike Bonus is gonna be able to manage it and Ben Jr. needs to keep one eye on the streets. Let an experienced high-end mall developer fix it up and drive traffic to the parking garage. They built a whole hotel annex above a parking garage in Philly, at the Doubletree, so anything is possible.
