I live in Indiana, finding a decent park was hard for me. I found a very nice lot all the manufactured homes are newer 2018-2021 homes with 1 and 2 car garages. I selected that lot, had my home moved there now getting a garage built on site. I love it. but you defiantly have to research well. It took me 1-year from start to finish. Manufactured homes are great options because they're cheaper, modern, and bigger in size. IMO

Where I live some people are buying mobile homes cheap used ones fix them up a little and rent them out for consistent monthly income. Seems to be highly profitable but where I live it's a seller's market and we have a shortage or rental and for sale homes.

I had a backup plan. Put mine in a mobile home park. 4 years later I bought 10.7 ac of land for $13,000.00. My rent has gone from 115 to 360. My land is now worth $85,000.00. I stayed in the park to keep me close to work. Now that work is not an issue I could borrow against the paid for land to cover the move. And paying back the loan would be less than 150 a month. That amount is way less than the lot rent and actually the same as the payments on the land when I bought it. Could probably have enough to sit it on a conventional foundation.

Hi Kerry- LOVE your videos. I currently have a MH in a park but looking to buy land and put a newer one on it. In regards to your upgrade comment- having never bought new before, is the opposite also true? Can you tell them you DON’T want the stock appliance package if they don’t offer, and see a reduced price, or is it “take it or leave it, the price doesn’t go down?” I’m curious when it comes to a new MH purchase, obviously you can add anything, just pay for it-but can you DELETE things and save? I’d much prefer adding my own touches to various aspects of the home...thanks!

Certain things yes, you could definitely omit fridge/stove no problem and receive a credit. However the credit usually isn't much so you have to decide if it's even worth it.

Hey Kerry I have a question, we’re looking to buy a single/ double wide but the dealers in my state have really bad reviews, people are saying the houses are being delivered damaged, missing shutters, broken lights on the outside, missing cabinets. People are saying the dealers are basically either ghosting them or telling them they are not liable These are the reviews on the 3 dealerships in my state so we are extremely nervous about taking out a loan to get a damaged house. Does anyone have any suggestions? Is there some type of insurance we can purchase? It just makes me really nervous as there’s multiple people saying it 😥

I lived in a MH for over 20 years. My home was in a park that went from a privately owned MH park company to a resident owned co-op park. If I remember correctly the lot rent when I first moved in was 125.00/month. This park does have PARK water/sewer, they did street plowing but damned little else for services. By the time I moved out the lot rent was 555.00/month About the same services. Still, I lived there for a long time and still sold my MH for more than I felt it was worth. In the end it came down to putting a lot of money into it for repairs, replacing the home with a new one, or buying a house and leaving the park. I chose the house and so far, I'm happy.

Depends on the area, price go down when the manufactured homes are older ‘60-90ties or in a bad areas, they go up in more desirable locations. I bought land in Lake Havasu a few years ago. A manufactured home that was old was removed before I bought the land. Now my land is worth 5x more since I purchased. I tried to sell it a few years ago $10,000 over my purchase price and I was told I was crazy & would never get it that price! Lol, how things change 😁 great information & I enjoy watching your video’s!

20 year old mobile homes are going for 175,000 here in mobile home park. In San Diego county California, near San Diego. I pay $865 space rent. Lucky for me we bought mine about 3 years ago. Around170,000 fora 2008. It’s really pretty damn nice.Near 1500 sq feet. Today it would be more that 200,000 I think.

Considering home prices around this area START at 1/2 a million. I’m blessed to have a home. Some people living in tiny condos or even apts are paying a lot more and have less than 1/2 the space..I honestly can’t believe I’m living down here. My mother and brother both have money, and they help me out monthly. I’m disabled and it got to hard to live by myself with no family nearby in southwest Washington State. My brother owns 2600 sq foot home 2 blocks over. It’s a godsend to have him nearby. I grew up in southwest Washington, but one by one everyone left. Living in California has given me a new lease on life. It’s super expensive, but worth it. And I have no kids to care for so it’s easier to cut costs.

And we live almost 30 minutes NE of San Diego. Still the year round sunshine and warm weather are amazing. I’m just over 50 now and I was getting seriously tired of Pacific Northwest weather. As housing goes, a mobile gives you the most bang for your buck. My whole extended family is from Idaho. It’s so gorgeous there. Enjoy it and I’m glad you have a safe home, or at least I hope you do. That's a lot for space rent, you should consider buying land for your home if it's possible to do that where you live. Though I'm not sure if you're even allowed to put a mobile home on private land in California but if it is do able then I'd strongly recommend it!

I would agree with you 100% but it isn't always the case. Some towns have rules against MH at all, single wide's anyway. Or if there is an HOA operating in the area. From what I have seen here on YT it doesn't really matter if you join the HOA or if your property is part of it, or not, they can and will still make life hell if possible.

It will be different from place to place depending on how busy they are and how many competitors are in the area. If they’re slammed and at their capacity not much but if they’re a big operation and can scale up easily they’ll probably be more flexible.

Hi I’m April.. PLEASE HELP I’m currently renting a mobile home for the past 5 years and about to buy.. the appraisal was done and my mobile home is worth 34k but I was originally told I could buy it for 47k.. now that it’s a sure thing that I’m buying the price has now jumped to 60k for my trailer and that’s without them coming in and doing any upgrades at all.. all of this feels weird and fishy could you or someone reading this who’s super knowledgeable tell me what you think is going on.. and ok cool if they have the asking price at 60k wouldn’t it be ok for me to negotiate them including all my upgrades that I need within that 60k which is a little over 28k from its a appraised price.. this is my very first time buying a home and really kinda learning but want to make all the smartest moves possible to not “get got” so to speak lol.. So here we are 30 days after signing our contract on a future new build and seller sent over an amendment. Building is delayed (we weren’t expecting an update on that until later this summer since we were set to close on 8/26). Now they’re saying building won’t be on the lot until 11/25 and closing pushed to 12/9. 😞😩

Sometimes folks just have to face the thought of moving to another area where homes are more reasonable. Hint: Try OLD Bullhead City, Arizona. You can STILL buy a mobile home of your own for only $100,000. That’s right, only one hundred thousand, AND that includes the land it sits on, approx. 50’x100’. Seriously, you have the Colorado River a mere walking distance away, with nine gambling casinos on the river bank across the river in Laughlin, Nevada. And we’re only 90 miles south of Vegas. Water taxi’s move people from one casino to the other, for those who don’t drive. There’s plenty of water sports (fishing, jet skies, etc.) and the best Springtime in the nation.

We went on a mobile home lot to look at our options. The lady was disgustingly rude and told us we couldn't see any of the models (even though they were 45 minutes from closing for the day), needless to say we went for an already established mobile home on 1.5 acres in the Tampa Bay area and let me tell you for all the "mobile homes are cheaper" talk it wasn't cheap to us but it appraised and we have a new home now. Also, Florida is getting pretty expensive thanks to the mass migration. My wife and I looked at each other and just said oh well on not buying sooner. A lot of buyers are in the same exact boat and honestly for how much people are screaming about interest rates in my view it's not going to change too much. There are way more buyers than homes available still and so many are paying cash it's mind boggling.

I used to love mobile homes because of the very affordable side of thing but it literally changed overnight after COVID-19. Here is my story: I had a house which I lost following a divorce. I planned to downsize and buy a cheap mobile home for at least for a few years. I started looking at them and being from Ontario, one place I looked was Clarks mobile home, situated in Sarnia or this area. Prices were fair, for only 70 000S I could have a 70x16 ft. And the lot was full. I left the country for few months during the pandemic for work and I planned to buy the house when I came back. Surprised! The EXCACT same model, still in the lot, went from 70 000 to 160 000$ OVERNIGHT! In one night, it more than doubled. Now I understand the pandemic and housing market went crazy, but I do not see any excuse on how a house can more than double in value in one night. Following this, I lost respect for manufacturers and at this point I am just going to built it myself. A mobile home, including the land, should not cost 250K. At this point, either built or buy a conventional house. But anyways, I love your videos, keep it up and it gives me ideas for the future!

not really.. just depends on what you expect... i mean lived in a ton of drywall singlewides that are very nice.... its all about maintained and the home owner
