I find the increase in fee for FF high considering I see no improvements and a lot of little annoying things like I cannot block out days that are rented so someone can see when it's available again. The dashboard is difficult to navigate. My listing was rented for a year and they claim they send "a few" reminders and charged me anyway. Then told me tough luck. Not too happy with them.

To be honest, I don't know this bc I don't use Furnished Finder that much. The platform was more effective in the past for me than it has been the past 18 or so months.

Hey there. This is what Airbnb says about their tax reporting practices. "Form 1099-K reports gross payment transactions processed on your behalf by Airbnb. As a Third Party Settlement Organization (TPSO), Airbnb is required by the Internal Revenue Service (IRS) and state tax authorities to issue Form 1099-K to US citizen or US tax resident Hosts who meet 1099-K reporting thresholds." I have not had that issue. Perhaps it's a cookies situation and for some reason the desktop isn't recognizing it but the phone is? I don't find the platform to be very sophisticated, so that may be the issue.

It depends on how you set up the lease. If you have them pay through Keycheck (the program inside of Furnished Finder) payment will be received there (bank account linking.) If the lease specifies something else (AKA, pay through Venmo, Zelle) then it doesn't go through Furnished Finder.

As many renters as there are listed on Furnished Finder, you're going to find that much and more in the variety of ways that things are handled. Not everyone uses key check. The ones I've rented from included landlords who had verbal leases or wrote up their own, some use online sources like Rocket lawyer, some insist on cash payments, others on check, credit card or other services like Venmo or Zelle. The last 2 have recently come under scrutiny for problems and the latter may have an ongoing lawsuit. Understand that though these services exist, the applicant's bank has the ultimate say. For instance, in dealing with Zelle, my bank maxed out the amount of transfer I can do at one time to $500 which would take several transactions over a couple of days to get rent paid. I've dealt with a lot of these. A precautionary note: do not use "friends and family" as a payment portal on PayPal -there is another portal for rent type payments. Know their regulations because you can lose your account and possibly your funds as well for violations. Here's some of the rest: apartments.com, TurboTenant, RentRedi (might be RediRent), there's many more. A lot of these agencies charge a fee for collecting rent so you may only want to use part of their services. Another note: these agencies can be very annoying with the renter in sending multiple emails to set up an account, then alert emails that the rent is due, then emails that the rent is past due, etc. The onus is on you to be responsible and to quickly credit payments. Also, understand that many folks are in tune with their credit rating and any reports of nonpayment affects credit scores. Not a good thing for someone trying to buy a house. Hope that helps. Make sure whatever service you use that the lease is accurate with clear expectations and don't rely on verbal statements to carry much clout. Hope that helps.

Yes you can. I would recommend it. You get to see who you're dealing with in person other than through texts, emails, or the phone- less surprises when they request a booking and you accept

This is kind of like Russian roulette. You may be vacant for 1 month for this reservation, but if you decline this one, you may not get other requests. Also this depends on your target renter: is it open to anyone wanting a short term rental or just travelling professionals? I think as time goes on, you're going to see trends of huge requests or nothing at all. Remember to think about yourself as well. Is there a time in between all of the renting where you may want to take a break for vacation?

@@user-lu2tb9nc3x I took care of my risk by adding short term renting to fill in any gaps! It's working great! And some of my short term renters have ended up becoming long term renters. One renter I have now booked it on Airbnb for 5 days and she's now on her 4th month of staying with me. She had planned to only stay while she looked for an apartment to rent. When she started looking she found it was just as cheap to stay at my place and it saved her having to furnish an apartment.

There have been issues where neighbors have been up.in arms about renters coming in an out of certain communities. Certainly get clearance if you have an HMO because they usually restrict that stuff. Unfortunately you do have to check local statues for restrictions as well. Sadly even though you may own your home, it's surprising how many others have a say in what you do.

I’m glad I found this. I was just getting ready to sign up and appreciate the honest feedback I’ve also had trouble talking to someone who is not without a heavy accent sorry to say this makes it incredibly challenging to communicate even though their English is better than my ability to Speak their language. I’ve had to request American reps to converse over the phone for many other services like my bank, my phone company, etc.

I would not pull this information from Furnished Finder. I would pull it from Airbnb or Rentometer. I don't think Furnished Finder always provides accurate or consistent numbers for rent rates.

If you're asking about the rent you may want to charge, try this: try inputting data like a renter. Go to the site, put in your area for a rental and an arbitrary date. Listings come up near you and you can see what others are charging for similar accomodations. Look at the descriptions too to see if they offer more or less, and you may want to make a few changes. Look at their reviews as well. This is a smart move on your part to charge an equitable sort of rent for your area because gouging won't get you renters anyway, and it keeps you competitive with others. Good to keep on top of local trends
