I just got a renter for a year! First time doing any of this decided to rent an unused room in the house and got a medical student that will working at a local teaching hospital. Not sure of course what Furnished’s Finder looks like for renters but there seemed to be confusion on the renters part about how long he wanted to renter for. He didn’t realize that he had put 2 months in but needed a year.

I would have them do a credit check and base it off their credit score. I haven't had a W2 job since 2017, and feel that as there are more opportunities (KZbin, TikTok, Amazon, etc.) this will be the case for more people. Point being, I'd learn your system for this now. The credit score is a great way to judge financial fitness.

Thank you for this info. I experience these issues with FF. I have unmatched housing requests that either ask for too low monthly rent or they ask more bedrooms when I specifically say I only have one bedroom. I just listed my unit in Airbnb hopefully I get a decent renter. The only thing with airbnb is can i still require them to do background check and have them sign the lease?

I would not request they sign the lease in Airbnb. I actually don't require this because you have a contract with them in Airbnb that dictates time, amount and property- and that's the same as a lease. I think asking for a lease will turn people off, so I don't do this.

Based on a recent webinar from FF, the presenter recommended that you do reply and see if you can negotiate. What may seem like a deal breaker may not be the case, and you and the other party may be able to work it out. Better than losing out on a potential tenant.

Do you have a video on pricing to cover the cost of utilities? I own a house in the Midwest where it is really hot in the Summer and cold in the Winter. Since the rent includes utilities, tenants run up huge bills which impacts any profit. For that reason 1.2 times unfurnished rent seems low.

On Kauai, anything less than 180 days, or 6 months is considered an STR--and taxed accordingly.
