I think now and 2024 is the best time to invest, learn new skills, and how to create multiple streams of income. When covid hit, people were stuck because one stream of income for most people got wiped out. The 2023 WGA and SAG strikes in the entertainment industry left creative professionals stuck. For me, trading, investing, and real estate are great fields to be in. I know people who buy the latest iPhone and Nikes, but won't buy stock in it. The shoes and phones depreciate in value as soon as you use and wear them. With real estate, I think owning land is also a great way to go because the more e-commerce industry grows, the more warehouses and space will be needed. Too, I believe American corporations will start manufacturing products more here in the U.S., and less in China. The pandemic was a huge eye opener regarding this.

I think prices are still too high on multifamily because the cap rate are averaging 6% and property taxes go up after buying so we won't even get a 6 cap rate . What do you guys think?

That's where networking and building good relationships with other investors/realtors and other professionals in the field comes into play. They sometimes have/know someone who's in need or thinking of selling before putting their property(s) public (into market). Either those people you have a good relationship with may remember you and refer the owners to you to work out a deal or you ask them. You can also call the owner(s) or whoever represents the owners of the property you're interested in and ask if willing to sell. If they're not ready, you ask again 6 months, a year or 2 years later. Most will sell if the numbers look good to them.

I think rates will drop because it will be an election year. Nobody wants to be running with the economy in the tank unless they can put it on the opposite side. Also rates need to come down to stimulate some activity. I want to get creative next year and attempt to get my first property.
