you can only get an equity line of credit if you can service that loan, equity is useless unless you can afford to pay more than your existing repayments or you have to sell

Thankfully, the new commercial property you acquire handles that loan servicing.

@@CommercialPropertyAdvisors how? you need to be earning enough to cover extra repayments
@CommercialPropertyAdvisors
@CommercialPropertyAdvisors 10 сағат бұрын
You need to earn enough personal income to qualify for the HELOC> But once that loan has been originated, when you actually draw out money from that HELOC...the new property you acquire MUST generate enough income to pay for that HELOC servicing payment (and then some), for this concept to work.

HELOCs are originated by banks and they typically want a full loan application so they are looking at credit, income and debt-to-income ratios.

He means Don’t wait no more if you wait longer prices will be higher on properties Ok. Sample I bought a house (fixer upper) $106,000. Back in 1996 in Oxnard California, now it’s worth $889,000. I refinance one time 1999 will pay it off in less than 5 years. Picture owning two properties or more, you are a millionaire. Take care and start investing, good luck. Happy holidays.

Warren Buffett is also the same guy who never used his home equity to finance anything else. He only uses other peoples money which is why he is able to make risky investments, it doesn't matter, it's not his money.
@CommercialPropertyAdvisors
@CommercialPropertyAdvisors 2 күн бұрын
We don't agree with that. The book Snowball describes examples whereby he risked his own money his whole career. Borrowing money from a bank is risking a bank's money.

@@CommercialPropertyAdvisors We understand your confusion. Warren created his own placebo effect from the very beginning bu investing $100 of his own money in order to raise another $105,000. This psychological trick had no substantial effect on the core outcome but was used to create the appearance of action, alignment, or engagement. He still to this day never invest his own money.

Again, we still disagree. If Warren didn't invest his own money, his money would be progressively diluted due to inflation and he would not be wealthy.

When people cry so much that their tear ducts swell up and they can barely see through their own eye lids enough is enough! Chasing hoarders wealth is “knee jerk” greed and the Holy Word speaks against this kind of corruption! Yeah it sounds good, but after the collapse of Wall Street, is it? Mostly money is an insecure broken promise set up to build pyramids instead of dreams! I know people are wealthy and could care less about neither God nir others, but when it comes to being a human, it just doesn’t not require materialism, racism, and socialism! We are tired of being the front runner for people who once called us monkey! I am not entertained by your bookie street knowledge about how money works, next

I want to use the equity in my home to travel. I have no mortgage. I am 81 years old and I want to travel on cruise ships one trip per year, for about $20K. I want the longest re-payment period and lowest interest rate. I would prefer repayments after I pass on, from sale of property. My home value is far below 'reverse mortgage' requirements or so they tell me.

Hi Coach, I hope you’re having a great day! My name is Eric Hampton, a real estate agent and investor based in Cleveland, Ohio. I currently have a 110-unit apartment building in Cleveland. and am looking for cash partners to invest with me. The purchase price is $5.5 million, with a $1 million rehab cost. I’m seeking a partner to provide funding for the purchase and renovation. The property is already 60% renovated and occupied. Once completed, the plan is to refinance and provide a 10% return on the investment. If you’re interested or would like more details, please feel free to reach out. I’d be happy to discuss this opportunity further. Best regards, Eric Hampton
