Thanks James. I just like the design of 1920s houses and the neighborhoods which are typically more walkable in that era. But the downside is the major repairs you need to do if they haven't been updated.

I have to disagree about the furnace filters. I put in those that you can see through. The more filter you put, the more restrictive it is, the more your furnace has to work harder. I'm only telling you from my experience. I've gotten brand new medium grade filters and within two weeks my furnace was overheating. If a tenant is so concerned about air quality you can, or they can purchase a room air purifier. I take care of my tenants well. The filter is only needed to catch any large particles so they do not get into furnace.

Valid points and directionally agree. I know it would be an investment but I install the larger width filters so the last significantly longer, filter better, less restrictive better all the way around. But definitely installing the high micron filters is bad idea.

Home inspectors are a joke. Interview them first. Ask them what their experience in construction is? If they don't have any or less than 10 years, don't use them.

I've had plenty of excellent home inspectors. But like any professional (realtors, property managers, contractors) many of them aren't that good. So, I agree on interviewing them for experience. Ideally they have construction experience.
