Agreed with Dion's statements on this. We were recently looking into investing for the first time and were just about to pull the trigger on forming a trust, with holding LLC and another LLC for our first rental home investment ...total price $7000 (which is probably pretty cheap compared to other rates, they even helped create business credit with the purchase of the LLCs, trusts etc) . . . but after watching this video I contacted some personal injury high power trial attorney friends (read below for their response)..I've worked for trial lawyers for 30 years going to jury trials and mediations in large personal injury cases. Most lawyers that create your LLCs have never been to a jury trial for a personal injury lawsuit. They are always going to tell you to protect assets with LLCs.. and I'd say they have no experience in teaching people how to to protect assets if they have never been to trial or handled a lawsuit. The Plaintiff lawyers I work for actually sue insurance companies and corporations for personal injury damages,..at any rate, I thought to myself, what a pain in the ass to invest in props...there's already enough paper work and learning to deal with financing, taxes etc, forming these entities in the beginning is just going to make it harder, more expensive and increase the chance of failure, just as this video brought up.... If you can't save any more on taxes with forming an LLC (b/c you can write of the same expenses as a sole proprietor), then the question is liability from litigation. If you don't have a high net worth, if you don't make 300 or 400k per year as a doctor or lawyer, if you are not worth millions of dollars, then you shouldn't worry about protecting your assets and should focus more on insurance for protection. Save yourself the headache when getting started. Me or my personal injury lawyer friends ARE NOT providing legal advice to you, and you should make your own decisions regarding protecting your assets, but in short: 1. Mom and pop LLCs can be treated in courts as passthrough corporations and lawyers can still find out who owns the anonymous LLCs. 2. It's an expensive and lengthy process for lawyers to go after personal assets and typically plaintiff lawyers are pursuing INSURANCE. 3. In Texas, if you have a high damages lawsuit, you have the Stower's Doctrine to protect the owner. Other Doctrine's probably apply in other states. 4. If the insurance company doesn't pay out, you have a bad faith case against the insurance company. Its easier, more affordable and most likely better to cover yourself in $1M in liability coverage and $5M in excess/umbrella coverage. I think Dion's $300k in coverage is a bit low and my friends also said $1M/$5M would be better. When children are permanently injured, like losing an eye, or something major, their medical and future loss of earnings is oftentimes higher than an older adult. My opinion and plan - I'm skipping the complicated business structure and going with protection through better insurance coverage, as well as performing due diligence in making properties safe and providing good service to rental clients. I think it all works together to help you prevent a lawsuit and anonymous LLCs are not going to protect you are much as you think. When you become a millionaire and have many assets and business adventures, then you can step up to better "protection", but it's not necessary for your first rental or two. You can use the saved money for more insurance and a down payment :) Focus less on corporate structure and focus more on Coach's videos that teach you how to make money in rental properties. I’m a small rental investor - 5 SFH in DFW. There is no such thing as rentals without stoves. I mean - I can’t imagine renting a home to someone without a stove. Lost of the time I try to have a fridge too. My wife worked for Samsung so we got discounts. Every rental and my home are all Samsung. The dishwashers are the issue - the drain pump. However I do what everyone hates - every home has AHS home warranty. I don’t have to worry about anything. Yes there is a cost to it. AHS is much better in the last two years. I provide nice homes at market rent. I sleep knowing I provide a nice home to families. I guess if you deal with crap homes and want to retire on that - you can. I have micro vent hoods in 4 of 5 rental and primary. Sadly yeah they don’t have external outside venting. I also inspect to make sure they clean cabinets. I make a nice cash flow.

Great episode. Appreciate you both across the multiple YT channels I find you on. I appreciate the confirmation that the reliable brands haven't changed. Caution: A "real" vent hood is going to draw air from around windows and doors to backfill the air leaving the building. In the South, that's wet air coming in. Just don't want to accidentally create an environment conducive to mold... as much as a typical recirculating hood only pushes greasy smoke particles around.

You are spot-on about fridges, Casey. The two worst features for longevity are 1. Electronics-- motherboards fail and cost more to replace than the price of the fridge... and 2. Water & Ice in the door. Even for my own home, I would never buy a fridge with either feature.

@ i don’t know the age, but I bought the house in January 2021. Stainless fridge, maybe 5-10 years old when we bought the house. There’s super glue on the ice maker to holt it in place

I worked at Rent a Center and a friend of mine worked at Aaron's, Samsung are the worst, then GE and whirlpool laundry units were sent to service constantly, now Maytag and Amana as well, they're all the same company now. The very best were LG. The big ones were small enough to fit through doorways, they were lighter and I've never sent one to service. I've never taken a range either of any brand but they were uncommon anyway.

You dont want the microwaves about the stove. They go out because they get hot from the stove. Do a vent hood and that pushes them to buy their own counter top microwave. You should have had me on the show lol.

I put it into my clean and sober living home rental contracts merry Christmas all of the kitchen appliances and the washer and dryer are yours. Dont call me when they break and their answer was no sweat. We get donations all of the time. Its a win win !!!!

They know that in a clean and sober living rental home with 8 people that the wear and tear on kitchen appliances the wear tear is much faster so they are acceptable of it. You regular landlords are working far too hard like I used to. You might try what are called Oxford Houses. Thats what I do. They are 90% easier to deal with.

Great question! In Oklahoma, wholesaling regulations do require a real estate license to do assignments to other end buyers and prevent folks from marketing contracts publicly - including on the MLS . The way we handled this was to keep our deals private, sharing them only with our established buyers list rather than blasting them on platforms like Facebook or the MLS (which you can do I other states). We also structured our transactions differently-we double-closed every deal and gap funded the transaction. This means we fully bought and sold the property, making it a true buy/sell transaction rather than assigning contracts. So the mechanics of that transaction is no longer an assignment of contract but a very quick flip. You can buy low and sell high anything you like - that’s free trade So double-closing with our own funding is one way to stay compliant, while keeping our buyers list private. Others who are licensed agents can stay compliant by only marketing to private lists. So “wholesaling” is not illegal in Oklahoma, it’s just subject to more regulation than other states P.S. I’m not an attorney so you can seek out your own counsel on navigating real estate law. Just telling you how we handle our investing here. Cheers!!
