Yeah man, I think about that home often! We were sooooo close to buying it! But now we have a nicer farm, but more than double the price tag! But more acreage as well. But he did a nice job on that home! Thanks have a great weekend!

My personal opinion…. slow down…you don’t have to find the right place immediately. Missouri is a big state and I personally think you’d be happier with the land in the transition zone from the Ozarks to the prairie land. You get the best of all worlds… gently rolling hills, adequate topsoil in the fields, sand and gravel in the creeks and row crops. You’ll be hard pressed to make productive food plots on this place - very little topsoil. From my perspective, you’ll find a place that fits you and your interests much better if you’re patient.

Good info, and I'm guessing as you know life is short, and sure can be shorter than expected! That is why we get after things once we set our minds to it. But it's already been months and many showings so I am trying to be careful to get a farm that will work for us. Stay tuned! Thank you.

I agree, I'm not sure this area will have anything close to what you had in Illinois, I myself am looking for land in Missouri, it's easy to wanna spend that money on a large piece of dirt. Be patient, the right one will show up, spring is around the corner and a lot of real estate pops up then. Best wishes in your search, my 2 cents, find a large plot of land little further north, rent a place for a year and build what you want, or keep looking

Like you said, if you can see past the junk and clutter the place has good potential. The driveway appears to be much more workable than the airstrip property driveway. It will be interesting how this plays out

Man that is a very legit question!! Honestly at this moment in time I don't have the answer. My HOPE is that we can make the move and then Sharon can retire so we can do the things we enjoy more together along the way. Is it work? Yes, of course, owning land is a lot of outdoor work, but we really do enjoy it. Soooo, I can't say just yet if or how things will turn out. What I can say is I hate tyranny!! :0

That house would need a water softener for sure. We had one put in along with a new water heater and then later in the year we had to replace the pump for the well. The people before us left a lot of crap. As far as internet we had to go with Bright Speed cause there is no fiber optics in Missouri

I heard that Missouri (I don't recall which company) is now installing fiber along the existing power lines. I actually saw big rolls of wire on some of the power lines at some of our showings. So it is on the way, at least in some areas!

Incorrect. There is fiber optics in Missouri, it just depends on where you are. Some cities have both, some have a cross and some do not have it. Fiber is even in some more rural areas. Example My mom is in Buffalo she has fiber, I am in Springfield, and part of Springfield has it, part is still working on getting it. My house doesn't have it but you go to other places in city and it's 100% fiber optics.

As another poster replied. There is absolutely fiber optic in Missouri. Kansas City was one of the first places in the US to recieve Google fiber. Even rural in many places is getting fiber now.

Land is $2k/acre tops or $450k. House and improvements at $350k tops. Top dollar is $800k. Especially with high interest rates.

Sorry but you're info is about 3 to 4 years old. Start searching current land sales and pricing. It is painful, but I assure you, land is selling thanks to all the crazies in the cities and people want to get in the country!

@@KapperOutdoors2.0Values have held so far but you can't double mortgage interest rates and expect no impact. I predict one year from now, the values I show will be market values. If you have to buy now, you can't wait but waiting is the likely best financial move. It is a pretty piece of land and a nice house.

My one bit of advice, by the looks of the outdoor video pulling in (been thru it myself) have in writing a final walkthrough and all contents (inside and outside) must be removed from property before formal closing and do that about one week before closing to guage how much they dont clean up, i have seen people leave all kinds of stuff for you to clean, youll thank me later!!
