Wow, very dreamy house. We as Americans and the other foreigners are so blessed to be able to live in a place like the Philippines and retire there too. Seeing stories like this continues to motivate to make a move there again in four (4) years to retire. From US American Air Force Security Police Military Veteran who was station at Clark Air Base (Angeles), Philippines right before Mount Pinatubo volcano explosion in 1991.

And the limitied mind set of Filippinos when it comes to anything else then the 5 main veggies is scary. Brother, the ONLY place I could live in the Philippines is Baguio City in the northern Philippines. The heat and humidity are SO OPPRESSIVE there! All you want to do is sit in front of an A/C all day and keep cool! It simply destroys my health! If it were not for the heat and humidity, I'd move there with my wife in a heartbeat! My wife is from Cebu City and even she has a very difficult time with the heat and humidity after coming to the US and living in beautiful AZ! We have warm weather, but it's a dry heat!

Private homes in the Philippines seldom have insulation. If available it is usually expensive. Insulation is suggested not to keep cold out but to ease the heat from creeping in. One house we stayed has metal roof, ample room for the attic but gets to 90's by 9:00AM, needed attic ventilation. I had a smalll house built and to cut down A/C bills, I had insulation between walls with RICE HULLS!!! I had to mix it with 10% Borax by weight. This assures me being fire retardant and insect(Roach and ants) repellent.

I turn off my AC before I fall asleep so that it gets warmer by 5AM and hot by 7AM, that way I can get out of bed and go to work. Otherwise I like to sleep till 10:30

The only thing I would add is roof guards so that the roof doesn't peel during strong typhoon winds. Look's great though!

Possible additions: Rain collection and deep well with filter for water collection, solar panels exhaust for hybrid connection, exhaust for inside kitchen and gate surrounding property.

Nice place, price sounds about right, I Built a 3 bedroom, 2 Bathroom rancher, cost about PHP 3 million including the Hollow Block wall around the house. We used local builders and had no issues with the build, and we're still deciding what color of paint for the walls, trying to find a place that mixes paint to get the color we want.

Seems pretty nice but I'm confused that the bedroom is up in a loft, considering that heat rises and that ceiling is going to channel all the heat up, and the AC will fill the bottom of the house, further driving the heat up. I didn't see any ventilation up there either. I guess if you're used to sleeping in 90 degree heat, but that's not for me.

It's my intention to do central air in a build, a true 2 story build with ceiling fans in each room, and since the kitchen, dining room and living room are all one great room there will be three fans to take care of that. It would have an intake above the TV/entertainment system, which is also close to where the AC unit will be, and I'll probably have to deal with an intake on the 2nd floor to remove heat, so probably a common room which would only have an intake and a fan while each bedroom has a fan and vent for the AC. Or, I could do an exhaust vent on the 2nd floor instead of recircing that heat. That should deal with the removal of heat well enough. But, the central air is only for day time as it will run off of solar panels. After the sun sets then we only have the ceiling fans. I assume what they'll have to do in that house is use regular fans in the loft, or they could mount a ceiling fan close to the bed to move air over it, but since hot air rises you'd have to create a bit of circulation to ensure that air gets cooled. They could have an exhaust up in the ceiling on one side of that great room and you'd try to create an air circ pattern where the cool air moves up towards the loft while warming and then moves across to the other side where the exhaust is. But yeah, high ceilings are used in the PH specifically for providing space for the warm air that rises. I wouldn't want to put a bed in it. Our bedroom is of course on the 1st floor for ease and that's the coolest part of the house. Since we're out in the barrio and have more trees around, that should be good enough. MAYBE if we find that isn't enough in the hottest part of the summer we could install a window unit in master bedroom no. 1 for night time. It's not a cheap build, but I've seen homes out there that look like 5000 - 6000 sq. ft homes so we won't stand out, as we're close to a town there. I haven't calculated it out but I don't think it's more than 3500 sq. ft, not including the garage that's attached.

I live in Virginia and it takes a while to get accustomed to block houses. At first they look like unfinished basements, but they are inexpensive. Painting helps, as well as, showing a lot of wood. Ceramic floors make it cooler. Air conditioning and shade make 100 degrees easier to handle. Florida block houses aren't pretty either. Sand, wind and water take time to adjust to.

My husband and I bought a hectare of land, planted with lanzones, coconut trees( not as many), and durian. We bought it for 1.6 M pesos. It is located in a agricultural area but only 2 km away from the town and the barangay road is just right in front of the property. It also came with a small house, not so nice but still livable. Good luck to us investing in the Philippines. 😊

When I move over there permanently I will be building my own house. Realize, just like in the US, the price is three times as much if a contractor builds it. So the house that would cost $60,000, would actually cost less than what he has in his current structure.

If you want to lived a few hours drive from manilla there's a few lots that for sale in Lipa City Batangas and it's in a gated community plus there's two former model homes that are for sale. I would choose a sico floor paint polyuratane acylic interior good for cement or patios . Durable /washable. Mix a terricotta color darker shade. Paint base 3. And another Thats just white base 1 . you can adjust to your favorite shade. Awsome space

i just built an unconventional home in the philippines- the kitchen is independent of the house with a nipa hut next to it for outdoor cooking- the house is basically a big one bedroom with half a loft and half open space- the bathroom is almost identical- cost was around $7,000- the property is covered with a garden that supplies most of our food- no nightmares and all the work was hired out- not for everybody but worked for us-
