I meet my very lovely thai lady through some friends of mine who are thai. Just before covid hit. So i couldn't get back to see her since that time september 2019. We chat every day via line app and already have a nice block of land just outside sakon nakhon. Would be great to know how far you are from sakon nakhon and will be looking for some good house builders if they can do other contracts elsewhere? Cheers James. The new houses are cheap compared to the USA, but I really like the style of his house way better. I love the natural flooring and beautiful woodwork in his house. Thank you for sharing this part of Thailand.

Don't be fooled, - the quality of houses is also quite low. Plus with high humidity it will start losing it's appearance super fast. also land around house is barely enough to make a barbeque. It is not a popular place and land is not that expensive, - buy land is tiny.

You can’t compare these houses to the US or UK. The Thai houses are of cheap quality. They look okay from the outside and that’s it.

@@Lolitabby Buying these houses, built by Thai builders are worse than a gamble. He is one hard FACT……Thailand has no [BUILDING INSPECTORS] in these Provinces that inspect these properties as they are being built. NONE! They turn in the drawings at the local government land office and that’s it. The plumbing is not inspected….the electrical work is not inspected, the structural test are not inspected. The bottom line here is YOU DONT KNOW WHAT YOU HAVE! I was told that of these Thai homes 60% have plumbing problems…..water leaks, water pressure, bad pipe fitting work. I had to learn the hard way having a Thai builder from Bangkok attempt to build our home……that never was. A one year job, and they were still not done 2.5 more years later. After educating myself and hiring an independent licensed civil engineer to inspect the structure and confirm the errors I had found along with the errors my new (non-Thai) builder found……it was jaw dropping. In the end, I had to DEMOLISH the structure and just start over. Complete disaster! We are suing in court….court trial soon. DO NOT TRUST THEM!

That, is a VERY relevant question ANYONE planning on buying land et abroad should ALWAYS take into consideration. It only takes a soured political or military situation (Myanmar/Hong Kong (China)) and you can easily fall foul of new regulations, take over or from you by locals (S Africa) Lying cheating Ho Ho Ho and not one of Santa's favs (Thailand/Philippines). It's about weighing up the risk.Many People in western countries lost everything back in 2008, so can happen anywhere. Shouldn't invest in something you can't walk away from, wherever it is.👍🙏

@@jamesabroad8589 They lost their investments for different reasons in 2008. Getting scammed for buying property in Thailand is not uncommon. Of course many people get by fine there as well. Thailand gf/wives can get very expensive.. especially if you bring them back to your country.

Depends on the size and if you go through a specialised pool company. A small pool at the side would be about 150k THB with all the bits and pieces. More expensive with a pool company.🙏👍

Only problem is that farangs are not allowed to own land in Thailand. There are ways around it but a farang's ownership ends up being questionable

Most guys that buy these are married to Thais. They use as a second home away from there home countries. Most of these projects have 1 or 2 farangs on them. 🙏👍

Thailand is NOT the only country whose laws forbid foreigners from owning land et HOWEVER I believe that should also apply to those from ie Thailand buying land/ houses et in other countries such as the USA or UK etc 😶Do remember that the right of ownership ie buying applies not just to land et. If you were to buy a motorcycle et you will find it VERY difficult to do so in countries such as Thailand AND have true ownership. Buy it for your partner or 'wife' and watch what happens re your home when they decide to divorce or leave you.. you'll lose a lot more than just your sanity.

Hi James, I used to work in Thailand for 2 years and buying land / property is really complex, my girlfriend and would wanted to buy one, but all property can only be register to her name not me as foreign. Any changes in that I would consider getting one in the future.

Yes, it is a risk but at the prices many are willing to take it. Depends on your relationship and if you can drop 50k on a house without any financial worries.👍🍺

Then do not buy because if you 2 broke up, you'll end up with nothing. However, I heard you can buy condo in your name. In short, if you cannot buy in your name, then its not yours...don't buy. Trust no one.

Great video. I live in Los Angeles, a starter home is over a million dollars, falling apart and not in a nice area. My twin daughters and I planned a trip to Thailand but had to cancel it because of the pandemic. I really can't move there but the homes are so inexpensive, I would consider one as a vacation home. It would be vacant most of the time. Do you know much about Air BnB rentals in Thailand? Are they allowed there?

Officially Air BnB aren't allowed but they do exist. A condo might be a better fit for you if you are spending long periods outside Thailand. Easier rental opportunity too.👍

Look nice but lil bit on pricy side for outskirt of KPP province. Been living here for 2 years. It’s a very peaceful city. Nice big parks and river runs thru the center of the city. If you living on rural place like this you need to install bars at the windows and surveillance camera. There’re burglars here.

At low-med specs 10-14k THB per sq. M you'd be looking at about 1.2m - 1.5m THB. Depends on the builder and materials used though.Can be less or more expensive.👍🙏

Great to see a video from you James. Those houses are great value for a holiday home but I cant stand neighbours especially when I am displaying my ample builders crack while working in the garden. I agree with what you say regarding Northern folk I agree lovely and friendly people. It's a Very Nice house, both inside and out. But it felt somewhat cold and a little isolated. maybe because it was very rural in it's setting ?? IF it was a farm house i could understand. The walls close to the house certainly take away that feeling. It seems like, a bit of a money grab house. But most new houses have that feeling until people start to move in and make it feel like a home. IF you could put this house in place of your current home you live in, then this could be a Very Nice home to live in. Thanks for bringing us along for a look Peter 👍

@@jamesabroad8589 - "...way more expensive..." Interesting... It's 5-6 years since i visited UK or USA when i seem to recall milk was about £1.50 (85 B) / 2 litres. I don't know what it costs now but milk here has been 91.25 B / 2 litres for several years... [I suspect the UK prices are now higher, but the lower exchange rate has possibly evened things out.) Cheese is different because the local stuff isn't too exciting and the imported brands obviously carry import tarriffs/taxes...

Great video as expected. I see these rural housing developments popping up more and more. The main obstacle that I see in purchasing one of these houses is the neighbors. A person might get lucky and live next door to a neighbor with a green thumb and a tropical garden. On the other hand, the neighbor might be into motorcycle repair....

I follow a lot of computer channels and motorbike channels and the computer channels pretty much all vanished off my feed so they have probably done something on their end as what is showing up on my feed is about as interesting as BBC1 on Xmas day! although setting notifications to all can help. On the cheese side of things making mozzarella cheese is pretty easy and quick as I was checking out how to make cheese a few weeks back

I was reading there is a wild Tiger roaming Kamphaeng Phet in the Thaiger newspaper, that La Molisani pasta you can get in Australia, make Mac n Cheese its easy to do even if you dont have an oven. milk, flour, butter and cheese make the sausce pour over pasta, turn up the heat so you get a crust on the bottom,

No, there are options like company ownership etc. With properties so cheap, guys buy in their wife's name. Risky to some but worth it to others. Average house price now in UK is $330k.👍🙏

Thais tend to have washers out the back. You could extend the counter at additional cost .👍🙏

Hey there’s a chain of stores in South Africa called MAKRO, are they the same company, cause that can’t be right. 2 Makros in 2 different countries that’s like 2 Mercedes Benz in 2 different countries that both make cars but they’re different companies, with similar logos and car designs.

It’s not a lot of money but it’s rural James but there is ways of buying you can put in your wife’s name and pay monthly 5 percent mortgage and pay monthly but you can walk away if she throws you out I have children in the uk 🇬🇧 with thai ID cards so you can buy in there names it’s a lovely house James I suppose you have to pay money every year because it’s a housing estate ?

Yes there are different ways to finance. These smaller projects don't usually come with maintenance fees. I'll check on this project again next year to see how it's getting on.👍🙏

@@jamesabroad8589 I think there are often monthly Service Charges to cover street lighting/cleaning (as it doesn't look like a "government" road) and water supply. I think this depends on how the "estate" is set up. A house I had on a walled estate in Hua Hin had a local water supply (paid monthly to the local water company), and the electricity was also paid individually to the local Electricity Board. But other estates nearby had water and electricity paid to the development company at 3-5X what the companies charged... [Rather like condos.] As they say: "Up to you..."

At this price range, some come with fridges, no tubs, washers usually out the back and wardrobes.👍🍺

isn't the upper cabinet door blocked by the range hood? The tiny little lot doesn't seem ideal. I think there have been nicer houses featured on your channel. I haven't been getting your videos in my feed either. I had to proactively look at your channel to see if there was anything new.

Good little house, hopefully after the development is done and some landscaping it'll be a neighborhood to be seen. I stayed a couple of nights in Kampheng Phet they actually have some nightlife... I would have gotten parmesan cheese but you pick what you like.. enjoy 🍝

If your a single foreigner don't bother with buying a house...yes you can screw around with a corporation purchase....but it's a hassle....a condo is a much better choice...even then prepare to take about a 30-40% hit if you even think about selling it....this is from 25 years of experience of living on and off in Thailand...

Yes, Most people that buy are couples. Leasing/company ownership is possible but complicated so advise renting for a long period of time before going down this road.

You don't get them in these smaller units. Thais are similar to the British, we like wardrobes lol. High end places will have walk in wardrobes etc.👍🙏

You can lease land here. 30+ years which can be extended twice I believe. Depends on the owner though.👍🙏
