Hey Doug, beautiful home! I’m a studio owner and a bit of a sound geek and just wanted to comment about the soundproofing of your office. Most of your problem would be the door to the office. Wherever air leaks out, sound leaks out too. Also, the only way to truly soundproof a room is to build a room inside of a room. There’s plenty of videos on KZbin that can explain it more thoroughly but essentially the reason you can still hear the outside and the outside can hear you is because the sound source is vibrating the walls causing it to resonate (similar to how a speaker works). The only way to stop that is to stop the vibrations. You essentially would build a free floating room inside of that room. That gap between the two rooms would be filled with the soundproofing insulation and caulked with a special sound proofing caulk and because the inside walls and the outside walls aren’t fastened together, the outside walls won’t resonate making it soundproof. The inside room would also need to have an air tight sealed door so sound won’t escape. So you didn’t necessarily waste 5k on soundproofing, you unfortunately just didn’t spend enough so that it could be done correctly. Not sure if you plan on doing this but there’s plenty of videos online explaining how to do it however, you might be able to look into just getting an air tight door for the office and I’m sure that would help out significantly. It wouldn’t be perfect soundproofing but it would be much better than it is now. Hope this was informative! Take care

Open cell spray foam insulation is where its at if you're looking for soundproofing. My step dad and I used OC spray foam through out our entire house when we were building it. 10/10 Would recommend.
