The benefits of a small house
• Useful Space. A small space is indeed much easier to maintain, as in tiny homes, but small homes can also be segmented better. Ahh, the beauty of going with all white decor. If it remains untouched of course. :) I really liked that little curved wall in the entry. Just a little touch like that is so effective. Great layout! Very homey and I also like the office off the kitchen. Maybe it SHOULD be a pantry for practicality purposes, but the office there is just too tempting to resist.

WOW! I was expecting a 2 bedroom with the outside so big. Nice touch on the den/office or even the 2ed bedroom. Loving the foyer but remove the shelf close to the door it looks cluttered. I was wondering when you would add gutters lol. Nice touch there too. I'd be a little scared with the fridge so close to the window. My luck I'd drop something and bend over and there goes the glass. All and all beautiful colors and even though I'm not big on a master bath this one is so nice. Well done my friend well done. 💜

One of the things I find interesting about tiny houses, is that they often still have a reasonably large footprint. In the future, I think land will be less available and much more expensive. Have you done any designs that have a small footprint and go upwards? That would be fun to see.

Not practical kitchen layout, no cabinets. This is fine for an Air BNB but not actual living. Where does one have a pantry, places to put Blenders, Mixers etc. Virtual no kitchen prep space.

This is a nice house, but it is NOT a farmhouse.

Not even through the front door and a very major design flaw is evident. Look at the right side of the verandah roof. You have 3 roof surfaces coming together at one point, and the base of the valley between the two gable roofs is flat. That area is going to leak in short order. Water management should be at the forefront of every design. The entry at the front door is really nice. The main room is a mess. The living room section is very pleasant. The kitchen cooking area is terrible. Worse, the dining table is not really practical as more work surface with chairs in the way. The window in the kitchen needs a higher sill so cabinets and work surface, with sink, goes on the back wall. This about doubles the work surface. There is still room for the table to run perpendicular to its current location. The second bath and laundry take up a lot of space in a house with none to spare.

So much wasted space. The bedroom is larger than the living room and the laundry room has more counterspace than the kitchen, go figure! The "guest bathroom" opens up directly into the living/dining/kitchen area (yeah, that's sanitary). And again, tiny living area with a dining room table practically sitting on the couch, but a TON of back porch space. You can take a few sq feet from the porch and add it to the kitchen. Tiny shouldn't mean walking sideways so you don't bump into anything. However, you could just make it a two-story with the bedrooms and bathrooms upstairs and open up the downstairs. You can still maintain the tiny living but open up the area and make it breathable.

i strongly suggest you look at a "cooks kitchen" and take notes on the ref door opening. its difficult to enter a ref for anything other than a beverage when it opens on the wall side. a few upper cabinets wont hurt,

Love this home, but I would change a few things: make the front windows 2/3 to chair rail height; eliminate the curved corner near the front entrance bathroom; put in French doors in the kitchen to the deck; remove the existing back door and install a tall window or add a small closet; change the tub in the master to only a shower; and I would rather have an eat in island instead of a dining table.

I like the distribution of space. Seems roomier than most small homes. My only concern is trying to get to the fridge with the table and chairs so close. Question: I have noticed in a couple of home designs that the desk is placed with the drawers on the opposite side of chair. Is this a new way of placing desks? I have always thought the drawers were for the person working at the desk and should be on the same side as the chair?

Fantastic and very light and airy. Would love to be my home. I have 819 sq ft condo on golf course facing a pond with fountain. It’s more space than I need. Love your farm house design and assume it sits on a concrete slab. Keep up the good designs.
