I was born in central Illinois. This county does have awesome black soil. Don’t expect to find much soil worthy for organic gardening unless you wait a couple of decades.

I'm from Illinois and I know plenty of better land, best in the world claim is something I wouldn't throw out there for liability issues... I also used to work for ADM, kinda have a good idea, I've pulled and graded harvest's all across Illinois and Iowa.

They will get the money 100%. But someone will also buy land just as good for $10750, like I just did. Also picked up some really sad land, burned out so bad, the weeds wouldn’t even grow, for $5700. I’m bringing it back, lots of pig manure, cover crops and cattle. A hedge fund will buy that and let anyone rent it, as long as they pay $600/acre. I used to be a big fan of renting until those guys came around and drove prices up so high.

@@cactus8666 I would say, looking back, that I over stated my opinion. That ground checks off so many boxes, I don’t think I’d be able to duplicate a $10750 price right now, and get all the qualities that piece offers. BUT, I could get a deal,done on some good ground that would develop very well over time. I farm in Bureau, Putnam, Lasalle and Lee County IL, to answer your question. I leveraged up when it could be done at 2% so that if a perfect piece of land like the one in this video opens up, I can jump on it. With current rates going higher, I think it’s possible to see land values backslide and I’m ready. I used to maintain a 50% total debt on all assets, not just land, to the appraised value of just the land. I have adjusted that down to 18% because I think these high prices are volatility, and volatility is instability. I don’t care if the value of what I have plummets because it means I can buy more additional acres with the dollars I have. The real value is what it can produce for me. I grow high value regenerative organic products that provide 2.7 times the revenue per acre than conventional, but requires 5 times the effort. Probably not a “good deal” to most, but I LOVE it.

@@LtColDaddy71 i love farming too But I’m naïve and been working here in Asia For a year with my uncle and i put a lot of effort in it, i want to work in the States because in here it doesn’t give much profit for the effort i put in, if you need a partner or even an apprentice I’m all in I would work for free just for the sake of getting experience over there so i can invest in good land in the future

there is no way that undeveloped land in the middle of illinois is worth more than 5k an acre. never gonna sell at 17k.
