4 New Home Communities Outside Tampa 🏠 Pasco County

So many buyers are looking for new construction in the Tampa Bay area and there are lots of housing options to choose from, but I want to share four popular communities that I show often in Pasco County, just north of Tampa.
Three of these developments are in Odessa, and one is in nearby Land O' Lakes. State Road 54 is the main road that leads into all of the neighborhoods. Odessa is farther west compared to Wesley Chapel, so it's closer to the beach.
If you work in Downtown Tampa, MacDill Air Force Base, or the Westshore district you have multiple routes to commute everyday including the Veterans Expressway / SR 589, which connects to I-275.
There are lots of shops, businesses, and restaurants in this part of Pasco County, and Florida state school grades are pretty high for most of the schools in this area. You will still want to check the specific school grades for the house you are interested in.

I have friends and family who live in this area, it’s beautiful and commutable but the price difference if you live about 20 minutes north is way more affordable.

Hi Melanie- I just want to add you mentioned DR Horton homes with block on block construction well we bought a Beautiful Townhouse in Riverview and the main thing is we hear the neighbors clearly with music playing etc. It's just not right that they do not insulate the shared walls for as much as you pay and for people having privacy and not being bothered with noise. That's the problem with alot of new townhouses they don't insulate the adjoining walls! Even with new construction apartments! I mean who wants to hear your neighbor with anything! Someone in my community said they hear there next door neighbor snoring!!😳😳😳 disgusting! We are very disappointed with them not insulating the walls against any noise! Thanks Melanie! Great videos.

John Erario Thank you so much for that comment John! I am sorry you are having that experience...I have known people that had similar problems and it is very frustrating. I will absolutely keep that in mind for my townhouse clients and verify the shared wall insulation. I will probably share your comment on a FAQ I am doing soon if you don’t mind!

Melanie, I don't usually comment but since my wife and I like your content and we want your content to improve, I'll give you some feedback. It's very helpful for us to visualize the relative location of those neighborhoods when you show the map, but when you zoom in those neighborhoods, you did it too quickly, hence we lost sense of its relative location on the map. You might not see it because you're very familiar with the area there, so you already know exactly where they are. But for people like us, who don't know the area, and want to move there (and possibly your targeted audience), zooming in too quickly like that doesn't give us a general idea of where they are. So, if possible, please zoom in more slowly, or put a red circle on the big map to point it out before you zoom in. Last thing, I find the "pop" sound effects when something pops up on the screen are distracting and annoying (just my personal opinion). Good luck. We plan to hire you as our realtor when we move there in the future.

@@NYprepper111 Not true pretty new build. However, I’ve been to the Publix near there quite a bit and notice minimal flooding. On the opposite side of 54 near Gunn Hwy we have flooding

I have 2 comments: 1. Your lights are too harsh or too bright... 2. I would like to buy a home in Tampa but I live out of town and my credit approval has just expired... I'm actually sick of calling wells fargo to renew it... I have been looking for a home for over a year ...

I don't care for most of the "new construction" communities. Too sterile and cookie cutter. I prefer the older neighborhoods like Port Tampa or Seminole Heights.
