Good comments by all.. In todays market deals are harder to find. If you're a buy and hold investor you may consider future values and rents to make your decision. Cashflow maybe low or breakeven for the short term but if you chose the right location it can be a future win.

I can't speak to any other market but in Metro Atlanta, good investor deals are almost impossible to find.

We're about to close on a deal in Buckhead. We found it on Craigslist. The ad was horrible. One fuzzy picture of the outside, one fuzzy photo of the kitchen. That was it. The owner was a hoarder so they were ashamed of taking interior photos. We're handling all the trash out, and helped them move what they wanted to keep to a storage unit. We've already helped the owner find a new place to stay, in a senior community. We're looking at a 95K assignment fee. The deals are out there.
