I have a goal of purchasing a property in as little time as possible, just the time it takes for the county to file a quit claim deed. As a contractor and inspector, I can waive virtually all contingencies and buy directly from the owner to be as fast as possible. That typed, I still have to get the 1st one. Thank you gents

For more expensive areas, you could consider long distance investing where it's more affordable!

no, not usually. However, an agent can get involved like if they're representing an investor buyer and help them buy a property sold by a wholesaler.

A question I have is: what if you are setting up your business and are generating more leads than you can handle at some point (or not enough funding to go around)? how do you go about keeping those leads without losing them if you are becoming stretched too thin? You can add value yes, but in most cases they’d be better off not selling. I’ve seen this many times over the last 10+ years

Yea it’s not helpful for 99% they don’t have stashes of cash. I’d start on learning how to save. Biggest mistake is playing slow game fast

Have you never heard of private lenders or hard money lenders?? Maybe 1 out of every 20 flippers I know use their own cash. The rest use other people’s money, even if they have plenty that they could use of their own.

Hard Money Loans have a very low failure rate. These lenders are professionals in this space and will not lend if they don’t believe it’s a safe deal. When in doubt, buy better deals. Now if you’re using mommy and daddy’s money for your first deal, and they no nothing about this industry, of course you’re a lot more likely to lose money. That’s why I often recommend beginners to use hard money for at least their first few deals, even if they have other funds available, because then they at least have the HML’s professional review and approval of the deal. I used a HML for my first flip that loaned me 100% of the purchase and rehab, even though I had no experience, because the deal was good enough. Then I leveraged a credit card to pay their closing costs and buy materials, and made a nice profit pretty quickly, even after paying their points and interest. The better the deal, the more money you can make, but more importantly, the more risk you can mitigate.

he's too obtuse. Sellers like seller financing because they make more money than the list price. They get the interest payments, not a bank, which means the house generates cash flow to them, even after they sell it.

Obtuse? Lol. There are as many different reasons why a seller will finance as there are sellers. That's one of many.
