Why did you go with a commercial loan? Was it that much better at 4 units? Still a good deal cash flow wise. Not bad for $25,000 down. I keep debating about buying a duplex for $115K since I am SO CHEAP by nature. LOL!!! Who did the work on the repairs? And cut down the video montage to no more than 4 MINUTES!!!!

Haha, they were all such good pictures, though! But I get it. Thanks for that feedback. We went commercial so that we didn’t have to fool with personal name/llc nonsense. The property was put into our llc and we just honestly didn’t feel like doing a ton of quit claims.

@@RyanIngram It is more OR less difficult focusing on getting a commercial loan compared to a standard regular loan? I have moved from bank financing now to seller financing and just started looking at HML. So commercial lending looks like the next logical step after HML.

I completely agree...commercial loans are a lot easier, in my opinion. I think the hardest part is waiting 2 years to show that you know what you’re doing. Commercial loans view the rentals as an actual business, and run their numbers accordingly. Residential loans act like you’re a person that happens to do real estate investing as well.

How many properties can a person have financed at one time?

Only 10 if you are using government backed loans like Fannie Mac or Freddie Mac...but if they aren't federally backed, you can have as many as the banks will give you. I know an individual that has over 600 mortgages....
