thanks Cynthia, You are welcome to send me properties. But quite honestly we do not know if we are looking for an income producing property or a farm. Also we in the process of selling some intellectual property (patent) and thus are not even sure of the budget. Though feel confident it will be over a million etc. Water is a very big criteria as well. lake or river etc.The only bizarre criteria is i would like to be within half an hour of a raquetball club. best Nick
