This one is sold. It was some land close to my heart. My wife loves horses and I thought this one had the horse potential and not too far form San Diego or LAX. Great Weather. Water, access. It sold though. I should of asked more money for it.

Hi Luke, your videos are awesome! Thank you for making them! I'm curious, what if someone buys a tax deed in CA and wants to just sell the tax deed without bothering with quiet title process? Do they just quitclaim the tax deed over to new owner or how does that work??

Great Question. You can buy and sell it all day long you own the land as well as the buyer. Now if you want to get insurance on it to like get a mortgage to build a house or apartment building then you need time to go by 3-5 years depending on the title insurance company from my experience. If you don't want to wait that long hire a title company that will buy a bond to cover it up or insure the insure co. I'm talking less than $100 for most properties. If your buyer is not that educated and needs an old school close with their moms church friends realtor approval then do a quiet title action or hire a company that does tax deeds to clean it up. They basically send a letter to the IRS and say we took this land back did the looser also owe federal taxes? If so come take it back now or start the clock. Its like 90 days clock and the IRS does not show up you get the green light to go clean title and get classic insurance. The bonds are way easier and faster. Shop title/escrow companies for one that does that first.

The market is always changing. Was at my local grocery store yesterday. Three new people in line talking all from east coast, NJ DC and NY they just moved in and are so excited to be living in CA and enjoying the better weather. Seems like lots of East Coast people moving into my neighborhood recently. Last couple years seems like it was all SF Bay Area people moving south for better weather and prices. It only takes one buyer for this one.

Right! but if you sell them to the distributes its not penciling out. The cheaper ones are coming form south of the border. I used to have land with 90 avocado trees on it. They grew a bunch of haas avacados. They were hard to sell. The water was $300-$1200 a month and the avacados might bring in $4-5K a year. No room to pay to get them picked or the trees trimmed or fertilizer or plumbing or to pay real estate taxes. Mine was a small hobby operation but the bigger ones around San Diego even with well water are going dark.
