Wow, thank you. We are planning to sell 65 year old house not far from Waikiki (Saint Louis Heights, Honolulu) We can't afford the high cost of major repairs ( terminates and pipes) Can we just sell as it is and accept a lower listing price. Everyone I knew who sold just got it done FAST and their lots were just bulldozer down. Land area is Choice but house is in real bad shape. How would you list it ?? You are so pretty and very very Smart too. !!

Hi Dave, thank you for watching! I would definitely list your home for sale as is. This could mean listing the home below market value but not always. I would talk to a local Realtor to get comps and see what you could sell for as is. If the land is valuable you might not need to discount the listing price. I prefer to let buyers know that you will be selling as is in the listing information/marketing so they have the right expectations going into the deal but you do not have to. It is always up to the seller if they want to fix anything the buyer requests on the inspection objection (meaning you can say no and that you will not fix anything they have requested) but if you know there are some large items that need to be fixed your best bet will be to disclose anything you know and make sure buyers are aware you will not be making any changes to the property or fixing anything.
