.gov is generally the bottleneck. What you can build will be seriously limited or encouraged based on your local government. Those relationships are critical. Sometimes your engineers and builders will have them, so you can leverage those too. Great list DB!

Yes definitely network with developers. We always need plans and concepts. Sometimes we may not have a site yet but the ideation plan is needed.

As a 29, just about to turn 30, is this too late of an age to get into real estate/ real estate development? I want to build a successful life to be able to provide for my son and give him a life I couldn't have. At my current job, I worked up the ranks to become an assistant manager and I'm currently the only one who can sign company checks, aside from the owner. As far as I know, I'm the 3rd person to have been authorized to do so in the 30 years the business has been open. Why? Because I have the discipline, dedication, motivation and the desire for more.
