5.75% interest guaranteed for 5 years. After paying tax for the interest and considering the current inflation will not be your gains will be minus with this investment.

Reinvestment in land or house again is also not profitable because of the high property registration charges in Tamilnadu. Registration charges are 14%! Add other(!) expenses it will become15% plus 2% brokerage, totally 17%. It is better to pay 20.8% LTCG TAX and remain at peace!
