I am a rookie investor in NY and have been exploring different asset classes in Long Island. Wholesaling single family residences was my original strategy and haven't found a single deal in 7 months. I tried wholesaling land in Long Island. Same frustrating lack of deals in that space. Currently exploring Mid Term rentals near Trauma Level 1 hospitals. In my assest class exploration I stumbled into Mobile homes and was just about to buy a mobile home to fix and rent with intent of doing it as a rent to own property. Sixty seconds can change your life. Seriously, thank you for sharing that in NY the laws are structured such that if a buyer doesn't elect to buy the house, I have to refund their entire payment. I still plan to fix and rent mobile homes. There does seem to be a market for that here. I will simply use seller financing instead of rent to own.

My former thought process as a contractor "awesome, just sold another job... more money, awesome!.... Oh crap now I have to actually do this work, honor my commitments, and I've committed to too many people." I don't know how you'd identify a contractor in that situation but hopefully sharing that mindset can be helpful to someone.

Making these mobile home parks all market-rate rentals will eventually run out the residents who are poor and have no alternatives. Why not be happy with the small steady income and give these people a place to live? Just because you can raise the rent, should you? What happens is people will move in for a short time and not be able to keep up, and then you have to clean and repair the unit to rent it again.
