This was an awesome interview, love the pink Mic btw! I can relate to the identity transformation. I've passed my real estate exam, but trying to decide on a broker and strategy to make sense of all the fees. Do you have advice on keeping cost low when entering the field?

Thank you so much!!! Pink Mic is a must. It generally costs about $2K give or take and depending on your market to get your license and maintain a year. Unfortunately there isn’t really a way around this however if you do one deal that should cover all your costs right away!!

can you explain why you need a real estate license to be able to generate revenue from referrals? I do not see any reason why you cannot just negotiate a referral from the agent without a license. you are bringing them clients and profit. why would it matter what job/field you are in?

For cleaning I have everything automated through an app called Turno - I talk about it a little in the podcast episode. But basically I have a cleaner who comes at cleans it whenever there is a turnover. I also do mandatory bi-weekly cleaning for my MTRs

I was interested in medium-term renting in Joshua Tree over the past year and checked out a few of Tony’s properties. Beautiful but outrageously expensive (at least for an educator). Would be nice if some of these “super hosts” who own a glut of properties and are already multimillionaires from them would offer at least a couple of these properties as “middle-income rentals” for “regular” working people like myself.

How was she able to qualify for a FHA loan and 401k loan if she left her job? Did you qualify before firing your boss?

I got my FHA loan and 401K loan before leaving my job however I have also transferred the rest of my 401K funds to a Solo 401K and plan on repeating the process. In terms of getting a loan after you quit your job there are still multiple ways to get a loan you just need to have a really good relationship with your lender and they will have different strategies you may be able to use to still qualify for loan especially if your previous tax returns are super solid

I miss the days when Airbnb/STRs used to be about being able to rent a clean, safe, affordable place while away and making new friends (with cool hosts instead of dealing with hotel/motel desk staff) instead of what it’s become - how “cool/unique/wow-factor-ish” hosts can make them to squeeze the most profit out of them for themselves.

Not so interested in the hosts’ stories. Letting the guest speak more and just asking her questions would be more compelling. Hard to listen to entire podcast because of the competing stories/views. Imho:)
