14 years ago my husband and I had built our house he was in drywall and knew everyone. We bought an acre and a half property for 35,000 and built a 2 story 4 bed 3 bath for 150,000 in Florida. And we watched every penny just like you both did.

philippino houses are very poorly built . . they are bamboo houses . they dont last long hence they are very cheap , even a homeless american can buy one

Philippines houses is way more sturdier than western ones. Filipinos learned how to build concrete houses from the American army not from the american real state industry. they are mostly poured concrete and rebars unlike american paper houses.

You helped future homeowners from getting ripped off by these unscrupulous contractors / architects. We are retiring in the next 3 yrs. My husband surprised me with a beautiful Korean inspired 1 br 1 br with attic and underground room. It is in Leyte. Solar panels and with water supply built in for less 1m or 21kusd I was utterly impressed and looking forward to settle with the thought of going minimalist. Inspired with your fence that we are to construct in the next month or so.

I've been watching your channel right from the start, and I've enjoyed your build, so way to go guys, looks great.. As a person of your age I have learned over the years that water will always be your enemy. I can't remember if you placed a large drain pipe (Weeping tile) above your property fence at the footing, and surface. Always keep Vigilant Sir when you living on a side of a mountain.

Thank you for sharing details. Great info. I have two homes in California and bought 3 acre lot. There is no way you can build that $60k beautiful home in California. That swimming pool of yours alone will cost me $45k. The way you share budget and expenses and planning, I think owner should be present during entire construction instead of communicating from overseas. Thanks for the tip about needing an attorney, That was not in my list preparing plans for my vacant lots in Angeles City near Clark Airport. Congrats on your beautiful home.

What such a beautiful home & lovely couple. With that budget, very well worth it. That kind of home including the lot with the pool I really thought it’s more than that budget. Wow! Congratulations to Wilma and you for taking the time to give us this info. I can't believe it only cost $141,000. It would be 4 to 5 times that here in the US. You have a dream home. Thank you for all the breakdown of your costs. I want to build in the Cebu City or Lahug area. Hopefully in the province but a few minutes from town. That same build will be at least 2.5X if you’re in Cebu City or Lahug area. The lot itself will be about 15k-18k per sqm in a subdivision. Considering the big lot area, it would cost about 4X in Cebu.

It would be about 3 times as much in other places in the Philippines as well. To get cheaper land to build on, you have to go out to the province. Now, if you are talking about an already existing house and lot, for the price they paid, you will generally get a much smaller house and lot, in places that are in a more built-up area. For my area, in a new subdivision, I am paying 7.5 million, for a 190 sqm two-story house, on a 217 sqm lot. And that is actually a good deal in my area, because 7.5 million, will generally get you a smaller house, on a smaller lot. Especially in a secured subdivision. I could have gone the route of going to the province, and getting more for my money. My wife already has 600 sqm of land in Leyte. So the only cost would have been building the house. I don't have to live in a big metro area, however, I need my conveniences nearby, like high speed internet, SM Mall, S&R, McDonald's, poker room, etc. So it depends on what you want.

Hey Greg & Wilma. Love the style of your house. (nice job) I was very impressed how well you broke down all the steps and price. My wife (Filipina) and I have a very similar story, as we have been going to the Philippines every year for a month at a time for 20 years. We have been going crazy on were we would like to build/live. We finally decided on the whole of Dumaguete/Dauin area last year. We plan on retiring in 4 years, and so we were so lucky to find your video. One day I will email you for some info. I hope you and Wilma start to get to 100% better from your infection. I on the other hand always seem to get food poisoning, where my wife gets throat soreness. Anyways love your house and video. Jeff&Roise Pasko. We are going through the same things you guys went through including the budget amount with $10,000 wiggle room added. We have been here for 6 months, bought an MPV the first week here simply because we are a good 45 min drive by car from the nearest S&R. I do carnivore lifestyle so beef is my main food. We just purchased the wife's land for 2.717 mil php, but waiting for the title (was told at least 8 months). Currently looking at different builders and etc, to compare. It would be great if we could find an all in one that we can also see some of the actual builds that are at least 1 year after build completion. You guys got everything done in under 2 years... I am jealous. I think we may have everything complete by 3 years, maybe 3.5

Congrats Greg and Wilma…wow ! $141k is a super deal you cannot find that cost anywhere in USA..( I know I should not compare it) built in concrete and steel…with a pool, solid fence and a wonderful view..I was estimating after your house was done that it would easily and reasonably cost around $300k…thanks for sharing..Enjoy your retirement!

Beautiful home congratulations. I do recommend you run those AC units once every week to two weeks for a couple hours. Also have them serviced every 6 months to one year. They are very finicky and will give you problems over time if you don't.

My wonderful Filipina owns a house in Manila. In anticipation of my retiring there, I had an entire second story built on the house. Everything was hand built by legitimate tradesmen. Even the stairwell hand rails were hand fabricated. The total cost was 10,000 USD. I couldn't even get an attached garage built for that the USA.

Very well done, agree that is one of your premium videos. Question 1 - do you have (can you explain) home owner’s insurance. Q2 - at 10:40 in the video you mentioned the lawyer handling the Capital Gains. How were Capital Gains involved in this process? Q3 - do your neighbors benefit from not needing to build the wall between your properties or will they share? Q4 - where is your leach field?

1. Don't have home owners insurance, 2. All taxes at point of sale equates to 7.5 % of the purchase price. 3. Neighbors will benefit. 4. In front of the septic going down the fence line.

Excellent video. I admire your honesty and how detailed this video has been. The journey it took you guys to where you are now is incredible. All the hard work & efforts have definitely bloomed into fruition. Your detailed and thorough budgeting and the extra fees were very helpful to know. The whole thing was just well put together. Love how articulate greg is. You make everything sound so simple to understand for the average person yet it is not too simple to make the content boring. It was just well put together overall. Great content. Keep up the good work. Love to hear more of this in the future knowing how times have also changed and how inflation has been kicking in

Great video and congrats on the house/property and for coming in under budget. Well done! We've just completed a new build near Cagayan de Oro on Mindanao with 4,900 square meter fenced property and a 20x40 foot pool. Like you, we are just under budget. The fence was a BIG cost and the pool as well. Property price was fair to good. Labour of course is probably the lowest priced factor pretty much anywhere in the Philippines, but appliances, steel and cement cost probably even more here then it doers in America, but I can't think of anywhere in North America where you can buy property and build what you can build here for the same price. Not even close, but it's definitely not as "cheap" as most people think. Enjoy your new pad guys and GREAT VIDEO!. Thanks for sharing your build.

Very informative video, thanks! Our budget will be slightly higher than yours plus she already owns the land and at this point, we won't be having a pool as well. We love the moderness of your home and plan on the same thing. You nailed it when you said to be very picky when it comes to Architect and Contractor. We will be building about 30 minutes from Baguio so hopefully we'll have a large selection of both to choose from. My question is how did you transfer the large amounts of cash? I've tried to research it but coming up with many vague solutions. Thanks again, beautiful home!

Congrats on your future build. Simply open up a dollar and peso account here in the Philippines. My bank in the US allows me to wire up to $100k usd per day. Transfer what you need to the dollar account here and move over to peso account when rate is favorable.

I am from the Philippines and been working in a U.S. bank here in the Philippines and I have made american friends and been telling them to move here in the Philippines because what they're making there in the U.S. can actually help them retire early in life... What they're making there in U.S. isn't helping them to grow financially but is a GEM here in the PH.

Great vid guys. Years ago wanted a lot..all where a good price. Went back after covic and everything double., just was crazy. So got a prebuilt house near Tarlac for 2.6 million ph. Gated with 2 pools... moving in July 2024 Moving out of Canada and can't wait to live there and yes have been to ph 10 times before and just luv it

OMG WOW a big thank you for making this video about your total house breakdown and all the extras and your land. I am a single retired gentleman from Scotland. I will be coming to the Philippines to spend my first time visit to decide like you and Wilma on exactly where i wish to buy or build my own dream house with almost exactly the same size of pool as yours maybe i will include a jacuzzi. I love your house build. I would hardly change a thing. Will you be posting some links on your YT Channel for your Builder, Architect and your solicitor and what property realtor you used to source the land. I have already been doing my approx finances on how much i could come to the Philippines with. It is around 19 to 20 million PHP at present 1 UK Pound is 69 to 71 PHP. I Am gob smacked at your total costs for everything. I was very worried as a retired pensioner if i would still have plenty left over to buy a new car or a 4x4 vehicle and 1 new Honda scooter plus insurance costs and a yearly medical insurance plus Visa costs for a retired visa. Unfortunately i know nothing about building a new house or what is involved on how to look after the pool but i am a quick learner. I also have 2 lifetime pensions over 100k a month. When i come to Dumaguete, Valencia and to Dauin i hope i could meet up with you both. You both seem to me to be a lovely couple and i wish you all the best for the future. I bought a drone and after watching your russian friend fly his drone i would happily pay your friend to help me learn about how to fly my drone and better knowledge on how to make the video films. I totally agree with your answer your wife is and should always be your number 1 priority and vice versa. I have really enjoyed wstching many of your house build videos. Very interesting and i too would spend money on a generator it is a no brainer due to brownouts or we say blackouts. You really have had some fantastic ideas. Very well done. Thanks to you both i have made up my mind to live permanently in the Philippines and i now know i can afford to have the same dream come true as you and Wilma. Thank You! Thank You. You probably know this already. Greg touched on this a bit: foreigners can legally own houses and other types of buildings, but they are prohibited from owning the land on which it sits. To work around this, you can buy a freestanding house but lease the property. Foreigners can own a home, but not the land on which it sits.

foreigners cant own lands in ph... i suggest finding a wife first haha.. so you own it by conjugal property.. other option is getting a lawyer and leasing the land for 50 years with the option of buying it and putting the deeds name to your children which hopefully be a filipino citizen/dual citizen.

Beautiful house, price is excellent. Good job. The land is a bit expensive in the Philippines. I build my retirement house in Tanzania just 200 meters from the beach, but the land cost only about $7000 for 1100 square metres.
