The company I work for in Thailand puts foreign employees located in Bangkok up in this building, and a few others nearby, at between 60 to 100k baht a month rent.

@@condodee definitely! Would be a score to secure a firms long term employee contract after purchase. Only problem is I work for an Asian company. And Protectionism means that a deal would only be done that somehow benefits a fellow national, whether they own the place or organize the agreement.

Love these videos, well put together and entertaining / amusing too :) This one looks really quite pricey for central BKK .. about 1,000 SGD or AUD per square foot .. 800+ sq foot for 3 beds is really small ( my 1 bedder in SIN is bigger). the other units near Ploem Chit look better - more balanced space and better layout. It would also be interesting to see what the cost to buy is for older second hand condos .. it can be the case that brand new developments aimed at foreigners are priced above the general market .. a second hand resales unit in a slightly older condo may give an interesting alternative ... It would be great to see what these units rent out for .. to get an idea of yield (hence whether buying or renting is better )

Cafe Amazon is also our go to coffee everytime we are in Thailand. We are in Thailand 3 to 4 X a year. But not this year. Was in Bangkok, Chiang Mai and Chiang Rai in late January this year.

Finishes are beautiful. I don't like the narrow galley kitchen when you walk in. So $645K for 818 square feet. That is $788 per square foot. That is getting close to NY prices. Definitely DC prices. 818 square feet for a 3 bedroom is very small. What is the association fee?

7:18 that 49% max quota is for foreigner owners not Thai owners. There is no restriction on the percentage of Thai condo owners so if foreign buyers cannot be found that should that mean the discount would be offered to Thai nationals not foreigners to make up the shortfall. Having said that given the current situation I would expect both foreigners and Thais alike to be offered a discount just to make a sale. I can see how it might be a sales pitch to foreigners to spin things to make it sound like you're getting a special deal over the locals.

Hi Guy, Win is here from REMAX CondoDee There are 2 charges: - Sinking Fund paid one time when buying a new condo - a common area fee paid per sqm per month For Noble Recole: - Sinking Fund - 600 Baht per sqm - Common Area fee - 65 Baht per sqm per month Transfer fee is 50% covered by Noble - so that buyer only pay 1%
