The company I work for in Thailand puts foreign employees located in Bangkok up in this building, and a few others nearby, at between 60 to 100k baht a month rent.

@@condodee definitely! Would be a score to secure a firms long term employee contract after purchase. Only problem is I work for an Asian company. And Protectionism means that a deal would only be done that somehow benefits a fellow national, whether they own the place or organize the agreement.

I'm sorry but I didn't like the apartment. It feels stuffed and not spacious. That space would have been nice with 2 bed rooms and a bigger living area!

Amazing location and clearly a well built unit, but 76 sq/m seems a bit small, I used to live in a 70sq/m one bedroom. Though not as nice as this one. lol

LOL Almost all of the new condos are smaller in size For people who like a large area, we have a choice of re-sale units - older buildings

Love these videos, well put together and entertaining / amusing too :) This one looks really quite pricey for central BKK .. about 1,000 SGD or AUD per square foot .. 800+ sq foot for 3 beds is really small ( my 1 bedder in SIN is bigger). the other units near Ploem Chit look better - more balanced space and better layout. It would also be interesting to see what the cost to buy is for older second hand condos .. it can be the case that brand new developments aimed at foreigners are priced above the general market .. a second hand resales unit in a slightly older condo may give an interesting alternative ... It would be great to see what these units rent out for .. to get an idea of yield (hence whether buying or renting is better )

Cafe Amazon is also our go to coffee everytime we are in Thailand. We are in Thailand 3 to 4 X a year. But not this year. Was in Bangkok, Chiang Mai and Chiang Rai in late January this year.

So this is only about owning an apartment right ? What if it's a stand alone house. Are foreigners allowed to own the land and the house ?

Hi there Win from REMAX Condodee is here In general, foreigners cannot own the land in Thailand, so that it makes it impossible to own a house directly| There are ways to do it using Thai corporation If you are interested in more details, please contact me directly

No. Land is always owned by thai or a company (which you can be part of but you'll never be the real owner)

Also, USA citizens and corporations can own 100% of Thai corporations. - We have many foreigners who buy property in Thailand we recommend to get professional advice for any your needs.

Finishes are beautiful. I don't like the narrow galley kitchen when you walk in. So $645K for 818 square feet. That is $788 per square foot. That is getting close to NY prices. Definitely DC prices. 818 square feet for a 3 bedroom is very small. What is the association fee?

But many people may be thinking about whether you will have enough space to store their clothes. Thailand has an average annual temperature of 27.5 degrees Celsius, so we wear casual, comfortable clothes, so the clothes storage space is designed to save space enough for showing off the summer clothing collection to wear it all year round in Thailand.

Nice Video very informative and helpful, How can you obtain a unit like this, and only own 49% do you pay the price for 49% ? who gets to hold the title for the remaining 51%. The other Question is what is the HOA fee insurance & property taxes for condo owners.

7:18 that 49% max quota is for foreigner owners not Thai owners. There is no restriction on the percentage of Thai condo owners so if foreign buyers cannot be found that should that mean the discount would be offered to Thai nationals not foreigners to make up the shortfall. Having said that given the current situation I would expect both foreigners and Thais alike to be offered a discount just to make a sale. I can see how it might be a sales pitch to foreigners to spin things to make it sound like you're getting a special deal over the locals.

Hi Guy, Win is here from REMAX CondoDee There are 2 charges: - Sinking Fund paid one time when buying a new condo - a common area fee paid per sqm per month For Noble Recole: - Sinking Fund - 600 Baht per sqm - Common Area fee - 65 Baht per sqm per month Transfer fee is 50% covered by Noble - so that buyer only pay 1%

That unit is 2 small @818sq ft to cram 3 bdrms in poor design thinking small awkward kitchen with small living-room, pricing seems crazy to me.
