What I'm looking for is a 22 or 24 gage standing seam flat panel white metal roof with 2 inches of closed cell foam on the back. Unfortunately, everything I find is 26 or 29 gage, and has a second metal skin on the inside. I want the foam backing to eliminate thermal bridging, then spray an additional layer of foam on the inside to tie everything together. Do you have any suggestions?

Had a metal roof put on my roof last year. I had the Amish put it on and if you know anything about these people, they are the most meticulous with what they do than any contractor I have ever worked with and could not be happier with the end result!

My experience: First, I over tightened the screws. This squashes the grommet and in a very short time it will become cracked and it will leak water. Second, in an effort to not over tighten the screws I actually didn't screw them in far enough. The result was an inadequate seal between the roof and the washer. This will cause a leak. What seems to work for me is to tighten the screw all the way until I see the grommet start to squish so that I know everything is tight and then I back the screw out slightly until the grommet isn't bulging out. So I think that over tightening or undertaking screws can be a big deal.

I had metal roof for 30 years it is best I ever had, I never worried if snow would pile up, it will just go off my roof easily and a great fire prevent. I would recommend metal roof to everyone. especially for rural dwellers.

The fire protection is actually a misconception. Metal roofs transfer heat better, which means that the wood beneath the roof is more likely to catch fire with a metal roof

With all these problems of bad contractors,people should be making sure any serious amount of money spent would spend some time in escrow until verified that it was done properly. I can see this being the new normal in a few years as the "dumbing down" of our society increases.

If a client wanted to hold money in escrow it means they don't trust me and I'd rather work for people who know my reputation and trust me than those who expect problems.

Metal roof is the way to go. What most people don't know is that metal roofs can be pressure washed, primed and painted down the road, and you have a brand new looking roof. A roof should last a lifetime. U.S. and Canada are the only countries that use disposable throw away asphalt comp roofs on a large scale.

I'm inclined to say that Galvalume hides the corrosion underneath the paint. There are hints of bulging around the scratch, at 6:03.

The oil-canning rippling you show if caused by running it through the mill and the crimped edge is being stretch. One way to not have that ripple affect is to purchase metal roofing which has a shallow rib down the center of the sheet. FYI, I used to run a small Steel roofing plant in Oregon. We ran out steel roofing such as you're showing and if I remember correctly, all colored metal roofing is galvanized then painted. Simple scratches are not to be worried about, it is the deep gouges where the scrape goes through the galvanization to the steel underneath, which then would be a problem. I also used to install that roofing on homes and out-buildings, such as barns. Remember though my friends that when running the sheet steel through the former it is sheared to length. Where it is sheared the steel will be exposed to the elements, and will rust eventually but only on the eve end of the sheet as the ridge end of the sheet will be covered with the ridge cap. Your discussion on "Dissimilar Metals" is a good one. What happens is called Electrolysis when two dissimilar metals come in contact. I am not sure about Galvalume though. It usually happens when an aluminum roofing is screwed down with steel screws, or visa versa. Chalking is because of cheap paint and if it happens within five years I would be talking to a lawyer, because painted roofing should last 20 years easily. Remember though my friends all paint exposed to the sun will fade eventually, but the chalking shown in the video is bad paint. Also, if you live in area where Acid Rain happens it will hasten the chalking and corrosion. If you are considering putting on steel roofing make sure your installer is bonded and insured with guarantees on the installation. Another problem not mentioned is that steel roofing sweats, so moisture barriers must be installed underneath to keep the accumulated condensation from dripping into the attic. Some installers staple insulation batting between the rafters so the warmth from the house does not reach the steel. Some go so far as to screw down 1 &1/2" to 2" stiff insulation that the metal is then adhered to.

Thanks for this info! I’m considering buying a home in the Sierra Foothills in California. The area around the house has a very large cleared fire safety zone…and the 5 acres of forest have the understory very cleared….but…as we know…fires are going nuts in Calif. My friend who works for a home building company up there said metal roofs are not fire safe. The heat and embers are drawn up the ridges and get held in the attic making your house like a fireplace. What do you think as far as fire safety? These fires have been burning everything….melting metal and solar panels etc. Even if the fire itself doesn’t reach the house…the heat from the trees around the property and embers blowing could ignite in the attic. So I don’t think the metal roof really helps and maybe it’s actually bad. My friend says comp shingles are much better. Any opinion/advice?

@@moonbeammagic7499 Yes I do. Anyone trying to sell you on Comp shingles on a mountain home with trees within 15 yards of your home is trying to sell you a bill of goods. Don't buy it ! You can order different types of metal roofing styles and in different gauges (thickness) as well. The thicker the metal the better chance you have of keeping embers from over heating the metal. If you truly want a fireproof roof, then I would go with shaped concrete tiles as long as you would not be in a heavy snow zone. Because those tiles will amount to a heavier roof, the whole roof structure must be enhanced. With that in mind a light snow once in a while that melts fairly quickly would be no problem. If it is wet snow that would be the problem because wet snow can get really really heave fairly quickly at about 7 lbs per gallon. Why would embers be drawn up to the ridge cap, and no it would not get into your attic? Home applications are different than are barn applications. Even in the 1950s mountain cabins all had metal roofs so I don't know why your friend would tell you metal roofs are not fire proof, (they aren't), they are "Fire Resistant". Remember that comp shingles are impregnated with asphalt and while they are also fire resistant, they are not as fire resistant as steel. There are different applications you can get for ridge caps that would prevent embers from being blown up under that ridge cap. Do some more research and talk to companies which make metal roofing and learn the many methods of roof construction. By the way, did you ask your friend to explain what he/she meant by metal roofs not being safe. That bit about heat in the attic doesn't fly. What did they mean by not being Fire Safe? What were they trying to sell you. Yes steel is far more expensive than comp, but it is better than embers slide off the roof rather than the embers sitting on the comp shingle melting it. Good vid but I don't understand why the screw fastener is installer in the pan rather than the ridge? Water runs downhill, putting the fastener hole where the water gathers and runs seems counter-intuitive? Your thoughts?

Peterodonnell: I was thinking exactly the same. Fixing in the valley is just asking for a leak path, it is saying "please make a leak here". A longer screw and a local packer/spacer piece is required to do a proper job and place the fasteners on the 'ridge'. If any designs call for fasteners in the valley, then they are simply shit designs from the get-go.

Just had Hy Grade Roofing install a metal roof at my house. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and damaged my property. They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW -the “Quality Audit” they did at my house consisted of 2 guys coming over to pickup the leftover junk they left at my house for a month. They never even went up on the roof! Save your money use someone else!

So I'm just now getting more into metal roofing and I've ran into several problems that I'm trying to figure out one is the exhaust vent for the stove hood the vent that is sent will not seal to the metal we are using and no form or fashion it does not fall in between any valleys regardless of any measurements that we use also we have a chimney stack coming out of the roof which is I guess galvanized metal silver and I want to know if there's a boot to go over type of metal that we're using and the metal that we are using is 37 and 3/4 wide it is not standing seen it's the kind that's got the screws that show with the washers and I'm just trying to figure out do they make a flexible vent or do you actually have to come and build a say a square box that goes over the ridge and case it out and metal or curbing and then do that metal roofing is very complicated if you want it done right and these are two of the questions that I propose I believe the valley of the metal we're using cuz I can't remember offhand I just got off work is 7 in, is there a flexible vent that can be used for either one of those I mean even though the heater is gas is still getting some type of hot air coming through it yet the guys that installed the chimney which is just bare metal use silicone so it's getting exposed to heat to a certain degree so is there a plastic covering is there a flexible metal covering I mean there's a lot of stuff that I cannot find no videos that cover it

Depends on the contractors. If you want attention to detail go with a younger guy who knows what he's doing. I'm a contractor and have worked with many older guys over the years. They know what should be done but they cut corners bc they have done it so long. Personally I'm a stickler for neatness and attention to detail. It takes longer but they are the things that are the most important imo.

Was a contractor for 32 years and I’m with you. Made most of my money being the second guy. I now have nerve damage in my spine and brain, rheumatoid arthritis, and other things wrong with my back. I still want hire a contractor to work on my house. It may take me longer, a lot longer, but I’ll do it myself.

Everything requires maintenance, nothing lasts forever. Properly installed a metal roof rarely leaks with the exception of screw washers failing due to the fact the get hard, crack and deteriorate . Would you rather replace washers one screw at a time or a entire comp roof?

@@dhrtiwalter8670 If your looking for a new roof it's a complex question. Metal goes up fast and the easiest to install IF you research well. Metal can be a noise issue if installing directly on sheeting and the screw washers do crack and there hasn't been a real good solution unless you go the !re expensive route of hidden fasteners which s !ore appealing for a home. comp architectural shingles with at least a 20 year guarantee are my choice when it comes to financial hang for the nuck. Understand when it's stated how long a product lasts it doesn't include hurricanes, tornadoes, hail storms and any warrantee usually requires installation by a licensed contractor not the private home owner. Shingles require more time and experience in my personal opinion as I catch people making mistakes. A air nailer speed up shingle roofing which I won't do one without it. Research is a good idea and maybe watching a experienced roofer who won't mind a few questions. Don't stand there doing nothing, hand him shingles or line them up for him. Googlers are annoying as well as kids running around on a job site and labor people can be a little short tempered with both. If I was still a contractor It would be written into a contract not to have the home owner on the build site unless workers are gone for the day as believe it or not people are devious and look to get out of paying and sue for any reason they can make up. Retired, I may help someone I know but hate dealing with people today. It's a crazy world anymore.

Geez, if I had seen this before we got our metal roof we would have never gotten it. Find a reputable builder/roofer and check them out very thoroughly. Once they tell you which company's metal they use for metal roofing, check out that company then call them and find out how they feel about your local roofing company. A metal roof is expensive, but it it is done right you only have to put it on once. We love our metal roof. It is worth pursuing.

Oil canning is caused by metal panels with no striations expanding and contracting in temperature change…no way around it…it’s an outcome the client needs to be made aware of and basically a waiver needed to be signed for company protection…it’s a visual issue but not a waterproofing issue…something a client should be made aware of…Other than that installer work ethic and experience determines all results …just like any other trade. We just got standing seam nail strip roof installed and man it makes a lot of popping sounds. It's 40° outside and when the sun comes out it immediately starts making a popping/thud sound. This was put on a one-room cabin with a shed-shaped design. There is no attic space. The roof is black. The panels are about 22 ft long. I was hoping to find some content regarding thermal expansion sounds on a metal roof. Do you have a video on that? And how to problem solve/fix it.

The main cause of”oil-canning”, is from using too thin metal. Temperature causes the thinner metals to contact or expand ! Why did you not mention that issue ??

Temperatures cause ALL metal to expand and contract, it doesn't matter how thick or thin, and all metal will oil can (look at a ship's hull if your not convinced) yes the thicker it is the larger surface area needed for oil canning to occur, but even 22 gauge is perfectly capable of oil can in an area the size of a roof panel so while thicker is definitely recommended, the controls the video mentions are more effective than simply thinking thicker will fix all other failures.

***PLEASE HELP!!!! Hey man, I watch a lot of your videos and really appreciate them. I just bought a house with a metal roof that resembles Spanish tile. I’m confident there's enough airflow under the roof, but I’m unsure if the soffit and gable vents are sufficient to cool the attic. The contractor installed pink fiberglass insulation (not spray foam) between the attic and roof, using staggered wavy plastic pieces between the attic beams with insulation laid on top. I’m not sure if there's enough ventilation behind it. He also raised part of the ceiling in the dining, kitchen, and living room, leaving a smaller attic space there. Is this a problem? I’m under contract and can still have him remove it. I was thinking of adding a fan for better airflow, but after watching your videos, I’m concerned. My home inspector mentioned the insulation shouldn't be there, but your metal roof videos suggest insulation is okay if not better. I know you use spray foam, and this is fiberglass, but I don't want to make a big mistake in our first home. Any advice would be appreciated. Thanks! I'm buying a home and trying to do some research on what I can do to prevent damage to the home I am buying. The seller had installed a metal roof but it's attached to the rafters. There is nothing to protect from any kind of damage brought by the weather. I don't know if I need to have this roof torn down and new one put up or if there is anything I can do that won't cost a fortune.

Biggest problem I see installing is sheets are stacked you have to be very careful taking one piece off the stack because if it drug off scratches tend to show up

We just bought our home. Passed inspection. Inspector had a tester to test dampness in the attic. Which was negative. Now we have a roof leak around the chimney. Looks existing and the previous caulking and flashing is bad. We've had an estimate for a complete replace for $16k. Roofing company says the metal roof was installed poorly previously. So we're facing a metal roof needing replaced. Is this common? Is that the right price range? We're thinking of replacing our roof with a shingle roof. The cost of a new metal is not something we want to do. Any advice?

Contractor for 45 yrs, I'd never use a exposed fastener panel on residence. Concealed fasteners installs avoid the corrosion and leak issues.

Very purposely limited in educational value. It would have been useful to give an example of what the manufacturer recommends when you ask them what to do with a scratch beginning to show corrosion. What have you done that worked in the past. Instead nothing.

They said scratched or damaged paint should be touched up with manufacturers paint or it may corrode the metal. They showed pics of the rusty/corroded consequences. What is hard to understand?

you do not have to go away from flat standing seem panels to prevent oil canning. you simply use backer rod underneath the middle of the panel.

Getting to the installer... If you have predominate winds from any direction, if possible, start the sheet installation from the opposite end so the wind will blow over the seams and not constantly hitting a seam that over time will start lifting, getting loose, and could eventually blow off. I told my installer, with many years experience, to instally mine that way. He said he never thought of it, but would start doing all installations that way.

I lived in a house with a steel roof that was installed in 1917. We had it painted every now and then, it is steel going strong. The panels are alot thicker than what you get today. To prevent icing I painted about a three foot strip by the drip edge if flat black oaint. Even absorbed solar energy on a cloudy day. Why don't home builder use lighting protection?

This is what the Director at the Canadian Roofing Association has to say about Hy-Grade (CRCA): "I will say that I have researched this company - Hy-Grade Roofing - and did not take me long to find several complaints and bad reviews with the BBB (Better Business Bureau). These types of complaints would have been enough for me to pass on this contractor. I see many issues and complaints related to the many ‘Metal Roofing Companies’ who promise the world to the customer, then don’t follow through when it’s time to enforce the warranty or get issues rectified..." Not even the CRCA would use you as a contractor. I invite all potential customer to contact the CRCA before signing with Hy-grade!

What about large tree scratching? The trees have been cut down but the limbs left huge scratches. Is there a way to paint those panels to match the rest of the roof?

Read through the comments...most often they are galvanized prior to painting. If the scratches are deep enough then some touch-up would likely be in order.

Curious if Galvalume is better for rusting why does galvanized have a 15 year edge rust warranty in Galvalume offers nothing. Just wondering I see roofs 50+ years old and they are galvanized and not resting but I see galvalume that is five years old and rusty

Although oil canning is directly related to improper installation the most common causes are an inadequate plain whereas the mounting clips are not in a direct line in relation to each other.The line plain must be consistent in rise in relation to the pitch of the roof as well as not have a drastic dip in elevation as well as some installations are causing a stretched panel also causing oil canning. To alleviate the issue during installation the manufacturer can provide clips that float,generally these are a two piece clip with a rivet connection allowing the panel to hold a consistent plain. The second issue can be remedied by making a jig that holds the panel at its maximum width during clip installation preventing panel stretching.Doing so would alleviate 90% of the oil canning in the majority of installs.

They have paint pens that match the color exactly to your roof. They are like fat sharpies you just cover your scratch with the paint pen, but they are not cheap, between 75-100$ for one pen.

Great information. I would wager that installation error is probably the majority of what you see. I often see metal roofs that were applied by crews that didn't know what they were doing.

I was sold on a medal roof but more and more im thinking just getting traditional shingles. I dont want to wash my roof every year. Worry it getting scratched gouged n rusting like a car. Faded paint ect ect. Spending double the money n sounds like more screwing around. A gd shingle roof can get you 20yrs n no bs.

Except if you live in a climate that has snow you will get ice damming and water flowing right into your home every year with shingles trust me I'm facing the disappointment of shingles right now

@@soullessone4681 yeah but anything under a four pitch has to be double felted or ice and shield should be laid down all long the edge of the roof most people don't realize that your drip edge should be laid on before your felt I no a lot of roofers that cut corners on felting I don't on felt on shingles I can put a five inch pattern on them and save on cost there but I refuse to on felt and proper preping is the key I can use Staples for felt and save there but on a step one I use button tabs

Simple solution to all of the problems of metal roofs: Choose a quality company, to install a high quality architectural, asphalt laminate shingle roof. Much more cost effective, and getting it serviced (if needed) is much easier and cheaper down the road.

Why not make a Hex head cap that goes over the fasteners. To keep the UV rays off them directly while also helping protect the screw head. If only I was rich enough to invent it.

when you have shingles I see them here put wood strapping down over the shingles and then the roof .I have a carport and that is what a contractor told me here .1 x4 strapping

Hmm.. have you checked out the metal roof called InterLock? Alot of these issues I think are avoided using their custom metal roofing system. Plus they offer a lifetime warranty, can't beat that.

why are metal roof installers here putting metal roof over the old shingle roof and then the shingle roof melts under and I have seen the tar dripping down over the trim boards and it looks ugly .I also saw a neighbors metal roof fail because the rubber type washer started to degrade and the screw started to work a bigger hole in the roof panel and finally in a wind we had here rip loose

The shingles wouldn’t be melting. Some installation guides require use of butyl tape which gets soft in the sun and that’s probably what you see

Michael Walter enough to be running out from underneath of a metal roof like water? I doubt it. And as far as your comment on shingles scratching the underside of metal you should always strap it up for an air gap underneath anyways. Thus the scratching is no concern. The only reason you need to remove shingles is the exact reason you say a contractor will put it over shingles, to get your money. It hurts nothing of it’s strapped and you don’t pay for removal

Michael Walter you could look to see how many layers it is and the condition of the roof deck is typically pretty evident as well. I’m not saying that going over shingles is by any means a better practice but executed well it shouldn’t fail any sooner than a roof that was stripped before the metal. If you are worried about ice dams strip the first 2-3 feet and put an ice and water shield on it. But you don’t have to strip it to do that
