Hi Jonny Kevin here mate I actually had a Villa in there in the 3rd soi on the right as u go in. Paid 2.2 in 2011. The village was called pavilion then changed names twice a lot of problems. Last I heard it was called lunar. The female owners name was Ko Ning she promised so much for this village but we got nothing club house mini mart walking track child care. Big problems with her arguing about who paid for soi electric. Be careful ask that agent is she still involved

If he is definitely keen to buy he should put it into a company title. Also check maintenance fees as they were cheap in 2011 but that lady increased them and took security away from the main gate. If you need any more info let me know

Own properties in your own country and rent in any other country that won't allow you to purchase 100% in your own name. Make it clear from the start with your Thai sweet heart that's what you will be doing. You can get over a break up but losing your finances could sting for years😉

Hey thanks for this. Gives people more of an idea of what to expect. My understanding is its much easier to buy than to sell. I often stay at a friends house in a gated community in Emerald Green. Great community of expats. Pretty sure it was about the same purchase price.

I have a house in hua hin paid 10mil for it and I have a wife and 5 kids.i only built it for security for my family .I have been in Thailand for 25 years now and I have seen some stupid people who have bought houses and have ended up selling them at half the price they paid for them and it taken years for them to sell

You have to be very careful when buying property in Thailand. Foreigners are not allowed to own land in Thailand. You might buy a condo and then find out there's a condo board made up with all sorts of different nationalities who won't allow your sale to go thru for various reasons. If you buy something there's always the risk of not being able to get your money back out.

I thought the condo thing was about percentage ownership i.e 60% must be owned by Thai nationals. yes the owning land is a thing. Its all about long term leasing. I thought people put in their Thai wife/girlfriends name but I understand that you can build a new home and have a 99 year lease.

@@marcpearce215 any foreigner can buy a condo in Thailand fully in their name, there's actually a Visa extension specifically for those who do this. The problem comes when you try to sell the condo and the condo association vetoes the sale. Or you put money down for a new condo that never gets built. Then there's the fees one has to pay monthly for the upkeep, your told it's X amount of money but two months later it's X+X because only the foreigners get charged for the upkeep, the Thais don't pay. Then you move in and a month later a new building is going up next door and all you hear is construction noise. So always rent, you can move at any time.

I did have a thought about buying in the situation when Thais put up a very small deposit at the start of construction and then have 2 years, while it is being built to come up with the bank finance. Thought I could snap up a bargain when they couldn't finance the property purchase but I think I might give that a miss.

I'd love to see these people that comment on how overpriced these properties are back it up with a link to a property that they believe is a good deal or even a house that's priced appropriately .

Everyone always says you can't purchase a home unless its Thai owned, which is correct but I thought you could lease the land through the Thai owner (which you confirmed)...I'm guessing either the realtor or an attorney would have to draw up a contract. The other one you mentioned of basically opening up a shell company, I've heard can be very dicey because you're basically opening a fake business where you have to show receipts, etc. And if the government finds out it's all BS you could possibly go to jail for fraud...to me the 2nd option would not be viable. I hope you are writing for direct experience...I have known a mate of my friend this year , that have built a home in Ko Panghan on the land , but I don’t know in particular everything ( I don’t think it’s freehold ) they are renting out for 4000 b / day . They have had problems because the Thai built in the land of the Russian neighbour... I think they are in leasehold situation

Nice house, but a pity it's built so close to the neighbors. Two of the three bedrooms are about 6 feet from the house next door , so unless you don't mind the neighbors looking directly into the bedrooms, you have to keep the blinds closed all the time.

UK prices depend a lot on location .Anywhere near London and it could be at least half a million sterling .Way up North near Liverpool for example ,it could go for 150,000 sterling .

I bought a house in Siracha Chonburi in 07...... 5 million baht let’s just say the relationship didn’t last too long.... it’s 2 story same as that 1 story but a lot bigger rooms 3 big bedrooms 3 bath rooms... to cut a long story shot I’m still friend with my x but the house can’t be sold it’s been lying empty gathering dust for a few years.... but I must say I had some great parties there after she left the house.... we keep in touch but it causes a lot of jealousy I now have a new gf and daughter in Ubon Ratchathani.... you can buy there is ways around it but you will never own the land.... better to rent😷😷👍👍

I think alot of posters here are missing the whole point that that house on the same land relocated to my own country in a typical city suburb is worth at least 5 times the price at least (indeed 10 x is more realistic). And that that doesn't factor in that this house and its price is actually for an expensive and bloody nice tourist resort style location in Hua Hin. Fuck me what an arbitrage! I'm sold Jonny.

I think the price is great for what you get. 3 beds, 3 bathrooms and a pool in a nice setting. The hot water system is Brilliant. you don't find that often in Thailand. $95,000 is nothing look at what you're getting. I think its a fair price and I know people are saying you should no more than $20,000 I don't think you would get a property of this standard for that sought of money. I personally will rent never buy. I just want the freedom to say I'm bored here let's move on. I have had things possessions. When I retire I don't want things I want freedom. M

Rent do not buy , if you want buy something wait 6-12 months ... Remember if tourism doesn't open back up or people decide not to travel the unemployment will skyrocket and real estate prices will fall . When the air travel opens up tourist may decide they like another country, say Phillipines or Vietnam they may ignore Thailand Remember real estate is much easier to buy than sell !

@Alexander im british and i own my own house in patong house and land in my name 10 rai, never been married to a thai i used to have the old elite visa that let you buy 10 rai max but they stopped it now......

Overpriced. A huge amount of Villas will come on the market when Thailand opens its borders again, because so many people bought in at the top of the market when rental yields were fairly predictable. A year of paying your own money on a mortgage or not getting the rental income will force a lot of distress sales. If this house is your thing, wait until spring 2021 and see what properties like this are going for then.

Johnny you could be onto an earner here doing this type of video for realestate businesses. You already have a large audience and present a very professional video. Doing them for rentals also as you'd have many followers thinking about renting in Thailand. Just an idea
